PHILIP James Withing­ton has ex­pe­ri­enced a sig­nif­i­cant in­crease in its stu­dent let­tings over t he last year - em­pha­sis­ing the com­pany’s po­si­tion as one of South Manch­ester’s lead­ing stu­dent lett ings agents.

As the prop­ert y mar­ket con­tin­ues to pick up pace, this fig­ure can only get bet­ter - spell­ing great news for the area’s rental scene.

STU­DENT HOUS­ING DE­MAND

With such a promis­ing and opportunistic buy-to-let mar­ket, Philip James is ad­vis­ing land­lords to strike while t he iron’s hot.

“Land­lords need to start think ing about next year,” said manager of Philip James Withing­ton Neil Ry­der.

“We start mar­ket­ing in Novem­ber to our cur­rent ten­ants, and with a data­base of over 2,000 stu­dents, de­mand for qualit y stu­dent hous­ing has never been higher.”

With the in­creased com­pe­ti­tion, stu­dents are ex­pect­ing much higher stan­dards than ever be­fore. “We have been work­ing closely with our land­lords for t he last cou­ple of years ex­plain­ing to them what they need to do now and in the fu­ture to max­imise our land­lord’s re­turns.

TOUGH LOVE

“We also ad­vise land­lords on the stan­dards their prop­ert y should meet be­fore they’re suit­able for let­ting - a ‘tough love’ ap­proach that brings bril­liant re­sults for both ten­ants and land­lords.”

All prop­er­ties are in­spected five times dur­ing a ten­ancy to en­sure they are main­tained to a high stan­dard through­out.

And, as a re­sult of the agent resigning ten­ants eight weeks be­fore they va­cate a prop­ert y, void pe­ri­ods are kept to a min­i­mum.
