ACCORDING TO SOUTH MANCHESTER’S ACCLAIMED STUDENT LETTINGS AGENT PHILIP JAMES, THE STUDENT LETTINGS MARKET REMAINS EXTREMELY BUOYANT...
PHILIP James Withington has experienced a significant increase in its student lettings over t he last year - emphasising the company’s position as one of South Manchester’s leading student lett ings agents.
As the propert y market continues to pick up pace, this figure can only get better - spelling great news for the area’s rental scene.
STUDENT HOUSING DEMAND
With such a promising and opportunistic buy-to-let market, Philip James is advising landlords to strike while t he iron’s hot.
“Landlords need to start think ing about next year,” said manager of Philip James Withington Neil Ryder.
“We start marketing in November to our current tenants, and with a database of over 2,000 students, demand for qualit y student housing has never been higher.”
It is t his focus on affordable qualit y, that continues to increase Philip James’ lettings profile.
HIGH QUALITY HOUSING
What clients get is highspec accommodation complete with features such as newly plastered walls, modern furniture, good qualit y carpets or laminate, flat screen TVs and free broadband.
On top of that, Philip James doesn’t charge students any admin fees - helping to make the propert y search t hat litt le bit easier.
“Things have changed drastically over t he last few years in the student accommodation market, not only in Manchester but as a countr y as a whole.”
Neil continued: “The marketplace has become much more competitive.
With the increased competition, students are expecting much higher standards than ever before. “We have been working closely with our landlords for t he last couple of years explaining to them what they need to do now and in the future to maximise our landlord’s returns.
“We also advise landlords on the standards their propert y should meet before they’re suitable for letting - a ‘tough love’ approach that brings brilliant results for both tenants and landlords.”
All properties are inspected five times during a tenancy to ensure they are maintained to a high standard throughout.
And, as a result of the agent resigning tenants eight weeks before they vacate a propert y, void periods are kept to a minimum.
