Part ex­change is a good move

DAVE AND J uliana Mor­ford moved to El­stree, Herts, a cou­ple years a g o . E a r l i e r this year, they re­alised they would l i ke a big­ger home — but they wanted to stay in the area. Be­cause El­stree’s prop­erty prices are tra­di­tion­ally high, though, the cou­ple thought they would have to look fur­ther afield. Then they dis­cov­ered Ban­ner Homes’ Kennedy Place, on Wat­ford Road. It had ev­ery­thing they wanted — and within their price range.

Mr Mor­ford ex­plains: “Ju­liana and I moved to El­stree two years ago and have set­tled into the area very well. How­ever, we were start­ing to feel slightly cramped in our two-bed­room flat and, as such, we re­ally wanted to find a new home that of­fered more space. But hav­ing seen the high prop­erty prices, we didn’t hold out much hope that we would find some­thing suit­able in the area.

“Then, one day, we no­ticed Ban­ner Homes was build­ing Kennedy Place not far from our flat, so we de­cided to in­ves­ti­gate. We dis­cov­ered the de­vel­op­ment was to com­prise 14 town­houses — and the best part was, they were very af­ford­able com­pared to other prop­er­ties in the area. It didn’t take long to con­vince us that this was a fan­tas­tic op­por­tu­nity and we re­served a home al­most im­me­di­ately.”

The cou­ple has opted for a three­bed­room, three-storey town­house. Mr Mor­ford says: “We were re­ally im­pressed by the high stan­dard of the fin­ishes — you can see the at­ten­tion to de­tail in the home.

“The space of­fered by the bed­rooms is just what we needed, es­pe­cially the third bed­room, which takes up the top floor and has the po­ten­tial of some day be­ing con­verted into mul­ti­ple rooms.

“Af­ter liv­ing in a flat with ac­cess to com­mu­nal grounds only, it’s fan­tas­tic to have our own gar­den and the fact that it is south-fac­ing is an ex­tra bonus, be­cause it means we get the sun all day long — when it de­cides to shine!”

Ban­ner of­fered the Mor­fords an ex­tra in­cen­tive to move, its part ex­change scheme. Mr Mor­ford says: “With the cur­rent cloudy prop­erty mar­ket, we knew sell­ing our home was not go­ing to be easy, so when we found out about the scheme, we im­me­di­ately de­cided to go for it. The whole process was wrapped up in just six weeks and it re­ally cut out the stress and un­nec­es­sary pres­sure that usu­ally comes with mov­ing.”

The part ex­change scheme al­lows buy­ers to move eas­ily into a new Ban­ner home without the de­lays and un­cer­tain­ties that can be ex­pe­ri­enced when sell­ing an ex­ist­ing prop­erty. It also al­lows pur­chasers to se­cure the home they wish to pur­chase in ad­vance of the build com­ple­tion date, without hav­ing to worry about ty­ing to­gether le­gal com­ple­tion dates that are sev­eral months in the fu­ture. Un­der the scheme, com­ple­tion dates for the two prop­er­ties will al­ways be iden­ti­cal, elim­i­nat­ing the need for tem­po­rary ac­com­mo­da­tion or bridg­ing fa­cil­i­ties.

Mr Mor­ford con­cludes: “We are so pleased that we found Kennedy Place and were able to stay in El­stree. We’ve built up a strong com­mu­nity in the area and it would have been so hard to leave now. We are ex­pect­ing many happy years in our new vil­lage home.”

Kennedy Place blends con­tem­po­rary fin­ishes with clas­sic ar­chi­tec­ture to cre­ate a homely feel. Kitchens are pro­fes­sion­ally de­signed and in­cor­po­rate stain­less-steel in­te­grated ap­pli­ances and ce­ramic floor tiling. Spa­cious lounges have dou­ble French doors lead­ing on to the gar­den. Each bed­room is laid out to max­imise space and most fea­ture built-in wardrobes and en-suites. The chic bath­rooms are white, with chrome mixer taps and heated towel rails.

Just five homes re­main at Kennedy Place, with prices from £350,000. Ban­ner Homes is of­fer­ing a range of in­cen­tives in­clud­ing stamp duty paid and all homes are ready for im­me­di­ate oc­cu­pa­tion, com­ing com­plete with car­pets, light fit­tings and turf in the back gar­den.
