Part exchange is a good move
DAVE AND J uliana Morford moved to Elstree, Herts, a couple years a g o . E a r l i e r this year, they realised they would l i ke a bigger home — but they wanted to stay in the area. Because Elstree’s property prices are traditionally high, though, the couple thought they would have to look further afield. Then they discovered Banner Homes’ Kennedy Place, on Watford Road. It had everything they wanted — and within their price range.
Mr Morford explains: “Juliana and I moved to Elstree two years ago and have settled into the area very well. However, we were starting to feel slightly cramped in our two-bedroom flat and, as such, we really wanted to find a new home that offered more space. But having seen the high property prices, we didn’t hold out much hope that we would find something suitable in the area.
“Then, one day, we noticed Banner Homes was building Kennedy Place not far from our flat, so we decided to investigate. We discovered the development was to comprise 14 townhouses — and the best part was, they were very affordable compared to other properties in the area. It didn’t take long to convince us that this was a fantastic opportunity and we reserved a home almost immediately.”
The couple has opted for a threebedroom, three-storey townhouse. Mr Morford says: “We were really impressed by the high standard of the finishes — you can see the attention to detail in the home.
“The space offered by the bedrooms is just what we needed, especially the third bedroom, which takes up the top floor and has the potential of some day being converted into multiple rooms.
“After living in a flat with access to communal grounds only, it’s fantastic to have our own garden and the fact that it is south-facing is an extra bonus, because it means we get the sun all day long — when it decides to shine!”
Banner offered the Morfords an extra incentive to move, its part exchange scheme. Mr Morford says: “With the current cloudy property market, we knew selling our home was not going to be easy, so when we found out about the scheme, we immediately decided to go for it. The whole process was wrapped up in just six weeks and it really cut out the stress and unnecessary pressure that usually comes with moving.”
The part exchange scheme allows buyers to move easily into a new Banner home without the delays and uncertainties that can be experienced when selling an existing property. It also allows purchasers to secure the home they wish to purchase in advance of the build completion date, without having to worry about tying together legal completion dates that are several months in the future. Under the scheme, completion dates for the two properties will always be identical, eliminating the need for temporary accommodation or bridging facilities.
Mr Morford concludes: “We are so pleased that we found Kennedy Place and were able to stay in Elstree. We’ve built up a strong community in the area and it would have been so hard to leave now. We are expecting many happy years in our new village home.”
Kennedy Place blends contemporary finishes with classic architecture to create a homely feel. Kitchens are professionally designed and incorporate stainless-steel integrated appliances and ceramic floor tiling. Spacious lounges have double French doors leading on to the garden.
