SECLUDED BEAT ON THE COQUET
The Guyzance Fishery on the Coquet in Northumberland is one of the many features of the sale of Guyzance Hall, a spectacular estate in Northumberland, eight miles from Alnwick and 28 from Newcastle upon Tyne. The second fishery up from the tide, it extends to 3¼ miles of double and single bank with 34 named pools and spring, summer and early autumn runs. Lightly fished in recent years it has an eight-year average to 2015 of 72.25 salmon and grilse (112 in 2010) and 21.37 sea-trout (129 in 2012). At the centre of the estate is the Hall itself, a commercially-managed period house with four main reception rooms, including an Edwardian ballroom, a snooker room, domestic and commercial kitchens, and 15 bedrooms, all with bathrooms. Outside there are formal, walled and woodland gardens, a tennis court, six cottages, estate buildings and a farm steading with development potential, extending to 323 acres. The joint agents, Knight Frank’s Lauder office (01578 722 814) and GSC Grays of Barnard Castle (01833 637 000) ask £6 million.
