Gar­den grab­bing rules crack­down

A crack­down on “gar­den grab­bing” was an­nounced this week. The Govern­ment has re­moved the “brown­field” clas­si­fi­ca­tion on gar­den land mak­ing it more dif­fi­cult to get plan­ning per­mis­sion to build on.

But al­though it will be wel­come news for NIMBYs, Peter Dixon, di­rec­tor of plan­ning at Sav­ills Leeds, says: “If hous­ing den­sity lev­els fall as a re­sult, the medium term ef­fect will be to cre­ate a prob­lem for hous­ing sup­ply. The ef­fect of this change will mean that coun­cils will treat houses in large grounds on the same ba­sis as un­de­vel­oped green­field land.

“That should give more em­pha­sis to mak­ing full use of Pre­vi­ously De­vel­oped Land (PDL) op­por­tu­ni­ties.”
