Green dream of an idyl­lic home by the river­side

“I dis­missed it but I had no idea it was by the river and when we fi­nally went to view and drive down to it past the beck and found it had a river frontage, that was it.

“I just said ‘wow’. It is an in­cred­i­ble spot,” says Karen.

The cou­ple have since made the most of the idyl­lic lo­ca­tion by cre­at­ing a beau­ti­ful gar­den run­ning down to the wa­ter’s edge. They also have a pon­toon with seat­ing and a small boat for sail­ing on the River Der­went.

“I some­times take a cup of tea down there and sit look­ing out on to the wa­ter. It’s a real plea­sure,” says Karen.

Un­til now there hasn’t been much time to rest. The house, in the Howar­dian hills, near Mal­ton, needed ren­o­va­tion and it has taken over two years to cre­ate their dream home.

What was two old rail­way cot­tages is now one eco-friendly house with a heat pump that har­nesses the power of the river.

This sup­plies all the heat­ing and hot wa­ter and, if Govern­ment plans to re­ward power gen­er­a­tion come to fruition next March, the heat pump could at­tract an an­nual pay­ment of £2,500.

“There was no heat­ing in the cot­tages, just a range and open fires and we saw the chance to do some­thing eco-friendly, which is why we went for the heat pump,” says Karen.

The mam­moth ren­o­va­tion and ex­ten­sion was over­seen by David, who gave up his job to be­come a full-time project man­ager.

“We’d never done any­thing like this be­fore, so it was chal­leng­ing, but re­ward­ing.

“We rented for the first six months and by that time we had man­aged to get the top floor of the house just about live­able. That’s where we lived for the next two years un­til the rest of the house was done,” says Karen, a man­age­ment con­sul­tant.

No ex­pense has been spared on the in­te­ri­ors, which boast a hand-built kitchen with gran­ite work sur­faces and a top of the range cooker

The prop­erty now has a draw­ing room, din­ing room, sit­ting room, liv­ing kitchen, util­ity room and cloak­room

Up­stairs there is a mas­ter bed­room suite with Juliet bal­cony, two fur­ther bed­rooms and a house bath­room

On the sec­ond floor there are two more bed­rooms and a bath­room.

Out­side there is a ter­race, a his and hers shed/sum­mer­house, land­scaped gar­dens, with ma­ture spec­i­men trees and a lawn that leads down to the river where there is a decked area with pon­toon.

The prop­erty sits in half an acre.

Though it is their ideal home, the cou­ple are sell­ing to move closer to Karen’s mother in the South.

“I am her only rel­a­tive and she needs me near,” says Karen.

“We didn’t plan to leave this house and I shall be very sad to go.”
