Green dream of an idyllic home by the riverside

The Alders, Crambeck, Welburn. Price: £730,000 Contact: Savills, York. Tel: 01904 617820, www.sav IT took David Passman a year to persuade his wife Karen to view the Alders and she wishes she hadn’t resisted for so long.

“I dismissed it but I had no idea it was by the river and when we finally went to view and drive down to it past the beck and found it had a river frontage, that was it.

“I just said ‘wow’. It is an incredible spot,” says Karen.

The couple have since made the most of the idyllic location by creating a beautiful garden running down to the water’s edge. They also have a pontoon with seating and a small boat for sailing on the River Derwent.

“I sometimes take a cup of tea down there and sit looking out on to the water. It’s a real pleasure,” says Karen.

Until now there hasn’t been much time to rest. The house, in the Howardian hills, near Malton, needed renovation and it has taken over two years to create their dream home.

What was two old railway cottages is now one eco-friendly house with a heat pump that harnesses the power of the river.

This supplies all the heating and hot water and, if Government plans to reward power generation come to fruition next March, the heat pump could attract an annual payment of £2,500.

“There was no heating in the cottages, just a range and open fires and we saw the chance to do something eco-friendly, which is why we went for the heat pump,” says Karen.

The mammoth renovation and extension was overseen by David, who gave up his job to become a full-time project manager.

“We’d never done anything like this before, so it was challenging, but rewarding.

“We rented for the first six months and by that time we had managed to get the top floor of the house just about liveable. That’s where we lived for the next two years until the rest of the house was done,” says Karen, a management consultant.

No expense has been spared on the interiors, which boast a hand-built kitchen with granite work surfaces and a top of the range cooker

The property now has a drawing room, dining room, sitting room, living kitchen, utility room and cloakroom

Upstairs there is a master bedroom suite with Juliet balcony, two further bedrooms and a house bathroom

On the second floor there are two more bedrooms and a bathroom.

Outside there is a terrace, a his and hers shed/summerhouse, landscaped gardens, with mature specimen trees and a lawn that leads down to the river where there is a decked area with pontoon.

The property sits in half an acre.

Though it is their ideal home, the couple are selling to move closer to Karen’s mother in the South.

“I am her only relative and she needs me near,” says Karen.

“We didn’t plan to leave this house and I shall be very sad to go.”
