PROP­ERTY con­sul­tant Justin Dug­dale of York­shire’s Finest es­tate agency is ad­vis­ing would-be sell­ers not to wait to spring to put their house on the mar­ket.

He says: “The prop­erty mar­ket is pri­mar­ily a case of sup­ply and de­mand. In Jan­uary and Fe­bru­ary the num­ber of buy­ers is com­par­a­tively high whilst the choice of prop­erty they have is quite low, that is un­til ev­ery­one starts putting their house on the mar­ket in spring. You can take ad­van­tage of this by get­ting your house on the mar­ket now.

“You’ll ben­e­fit from the re­stricted choice of prop­erty the po­ten­tial buyer has. The look of the gar­den is an­other rea­son why peo­ple de­lay, but the gar­den does not change fun­da­men­tally un­til May.”
