Lo­cal knowl­edge is best for price data

WITH con­flict­ing re­ports from house prices sur­veys prov­ing con­fus­ing, Pa­trick McCutcheon, of Dacre, Son and Hartley, says lo­cal es­tate agents of­fer buy­ers and sellers a bet­ter picture of what is hap­pen­ing in their area.

Pa­trick says: “The in­sti­tu­tions that sup­ply the sta­tis­tics are, of course, pro­fes­sional and have ac­cess to large sam­ple sizes, but it’s very dif­fi­cult to ex­tract lo­cal level data to give a pre­cise mea­sure of what is ac­tu­ally hap­pen­ing to house prices in spe­cific towns and vil­lages in our re­gion.

“York­shire is such a big ge­o­graph­i­cal area, what hap­pens to house prices in Haworth can be com­pletely dif­fer­ent to Har­ro­gate let alone in com­par­i­son to Wake­field or Brad­ford.”
