Chance to create one of Harrogate’s finest homes
THIS detached Victorian property in the centre of Harrogate is set to cause great excitement. Although it was last used as offices, it has the potential to convert into three, two-bedroom apartments or a large, luxury home.
It also comes with a large parking area, which is an added bonus in a location where even some of the grandest homes have no dedicated space for cars.
Carlingford was built in the late 19th century as a private residence. It was owned by a Swiss baker by the name of Betti, although there is no connection to the famous Yorkshire bakery.
It later became a home for nurses who worked at the nearby cottage hospital, now St Peter’s School, before being sold on as a family home..
Owners Arthur and Susan Burgess, bought the property in 1988.
“When we bought it, it had been lived in by generations of the same family for years and it needed a lot of work.
“We spent a lot of money renovating it and converting it into offices for our business. We were careful to retain as many of the period features as we could,” says Susan.
The couple have now retired from the business, Brentwood Design Group, which has now relocated and is run by their former employees.
“We are selling the building and it really does present a tremendous opportunity for someone. Structurally it’s in very good condition,” says Arthur.
The property, which boasts high ceilings, decorative cornices, picture rails and original sliding sash windows, has 2,500sq ft.
It has an entrance hall, downstairs cloakroom, dining room, family room, sitting room, potential kitchen, utility room and further downstairs cloakroom/wc and inner hallway with stairs leading to first floor.
On the first floor, there is a house bathroom and four double bedrooms. To the second floor, there are three further double bedrooms with scope to divide into further bedrooms or en-suite bathrooms. To the front of the property is a forecourt with half stone wall with wrought iron railings and off-street parking. To the rear of the property, there is a Tarmacced area with scope to convert or change into lawned gardens and off-street parking with potential for a single garage.
Carlingford could be converted into a family home with large parking area. It has a plaque to its days as a home for nurses.
