dates from 1935 and is need of modernisation.

Inside, there is an entrance hall, cloakroom and toilet, lounge hall, dining room with adjoining butler’s pantry, sitting room, study, kitchen, rear entrance lobby and porch with utility room and gardener’s toilet facilities. There are five first-floor bedrooms, a house bathroom and a separate shower room. Outside, there is a detached double garage with garden store, a long driveway and a large parking area.

Andrew Beadnall, of Beadnall Copley, says the house is “straight out of a fairy tale”.

“This is a unique chance to buy a property on the most exclusive lane in Leeds,” he adds. “Internally, it does need refurbishment but it retains leaded light windows and a wealth of oak flooring and doors. The whole style is that of a cottage in the woods.” YORKSHIRE’S biggest residential letting agent is extending its services into the Aire Valley for the first time after the acquisition of another agent.

“The office will also act as the launchpad for our new service helping people to buy and sell homes, as well as rent one.” LEEDS Empties, a social enterprise that aims to turn abandoned property into affordable homes to let, is staging a help session on Tuesday, October 22.
