At­wa­ter apart­ments ac­cept­ing rentals

EAST WHITELAND » Wedged be­tween the At­wa­ter and Great Val­ley cor­po­rate cen­ters is a swath of new apart­ments and houses go­ing up, some of which are just hit­ting the mar­ket.

One of the large projects is The Haven at At­wa­ter Vil­lage, a high-end apart­ment de­vel­op­ment along Route 29 that even­tu­ally will con­tain 326 apart­ments.

It is go­ing in among the 549 sin­gle-fam­ily res­i­dences be­ing built on the prop­erty, some of which are also be­gin­ning to be oc­cu­pied. The projects are be­ing done by dif­fer­ent de­vel­op­ers.

“This is the largest Malvern has seen in quite a while,” said Sa­man­tha Ban­yar, busi­ness man­ager for the apart­ment com­plex de­vel­oped by John­son De­vel­op­ment As­so­ci­ates and man­aged by Lin­coln Prop­erty Co.

Dur­ing a tour of the com­plex last week, Ban­yar said the apart­ments were about 10 per­cent leased through pre-leas­ing ac­tiv­ity that started in July. The first build­ing, with 40 apart­ments and 10 garages, is ready for oc­cu­pancy. The other build­ings will come on line at The Haven at At­wa­ter Vil­lage about once a month un­til the spring to com­plete what

the de­vel­oper bills as a lux­ury rental project.

The 326-unit gar­den­style com­mu­nity has one-, two-, and three-bed­room apart­ments and over­looks a scenic quarry. Within a mile from Route 202 and new Penn­syl­va­nia Turn­pike ramp, the apart­ments pro­vide a quick com­mute for residents, Ban­yar noted.

The idea of em­ploy­ees at the cor­po­rate parks fits in with the live-work-play trend many de­vel­op­ers are now em­brac­ing.

The apart­ments range from $1,475 a month for a one-bed­room to $2,605 for a high-end, three-bed­room.

Ameni­ties in­clude a sports sim­u­la­tor game room, car wash bay, walk­ing trail ac­cess, a re­sort­style heated saline pool, fire­side out­door lounge area with gas grills and a sun­deck with Wi-Fi.

Ad­di­tional com­mu­nity fea­tures in­clude a vir­tual ex­er­cise room, a fit­ness cen­ter, gas­tro pub, dog wash sta­tion, cy­ber café, club­house lounge with in­door fire­place, iMac busi­ness cen­ter, con­fer­ence room, 24-hour build­ing ac­cess con­trol, pack­age lock­ers, and avail­able garages.

In­side, fin­ishes in­clude maple cab­i­netry with brushed nickel hard­ware, gran­ite coun­ter­tops, stain­less steel ap­pli­ance pack­ages with glass top ranges, crown mold­ing, in-unit wash­ers and dry­ers, gar­den tubs, Kohler fix­tures, over­sized walk-in clos­ets, linen clos­ets, pri­vate screened-in bal­conies, ceil­ing fans in liv­ing rooms and bed­rooms, and avail­able ADA units.

John­son De­vel­op­ment As­so­ci­ates said it de­cided to build the apart­ments when an in­tended cam­pus for a large phar­ma­ceu­ti­cal com­pany halted due to a merger and it noted an ab­sence of high-end apart­ments.

The Haven at At­wa­ter is neigh­bors with the Great Val­ley Cor­po­rate Cen­ter, made up of more than 5 mil­lion square feet of of­fice and R&D space on over 700 acres.

With more than 20,000 peo­ple cur­rently work­ing in the 80 build­ings in the area, John­son De­vel­op­ment As­so­ci­ates, based in Spar­tan­burg, South Carolina, agreed to de­velop the mul­ti­fam­ily com­mu­nity.

Lin­coln Prop­erty Co., based in Dal­las, Texas, said it is the na­tion’s sec­ond-largest mul­ti­fam­ily man­ager with more than 50 years in the in­dus­try.
