What’s been the most in­dica­tive change as we en­ter 2018 is help­ing many of our clients nav­i­gate both the sell­ing and buy­ing process in tan­dem as they are ready to make a move within Santa Fe.

Ac­cord­ing to a study by the Na­tional As­so­ci­a­tion of Home Builders, over the last 30 years Amer­i­cans have stayed in their homes 13 years on av­er­age. Cou­ple this with our lo­cal mar­ket hav­ing strength in many home prices ris­ing back to­ward and above pre-re­ces­sion mar­ket val­ues, it ap­pears that, for many, the time to change is now. So how does one suc­cess­fully nav­i­gate sell­ing the home and buy­ing an­other with­out feel­ing like you could be play­ing dou­ble jeop­ardy? We find the first step is take a tour of homes for sale and see what is com­pelling out there that makes sense for your hous­ing goals ahead. With the sec­ond step comes a free mar­ket anal­y­sis of your cur­rent home and guid­ance on what can be done to en­sure an ef­fi­cient and max­i­mized sales price when ready.

For many of our clients to make the tran­si­tion as seem­less and suc­cess­ful as pos­si­ble, the best se­quence is to place an of­fer and ne­go­ti­ate on the next home once their home for sale is un­der con­tract. With an es­tab­lished con­tract close date and net pro­ceeds cal­cu­lated from the sale, buy­ers can with more con­fi­dence place “con­ti­gent to close” of­fers on their next dream home. A po­ten­tial op­tion for the seller to lease back their cur­rent home for a week or two can be a great so­lu­tion to al­low time for their next house to close and be ready for move-in.
