The 6,075-square­foot of­fice will house 10 em­ploy­ees on the 15th floor. The of­fice is among more than 40 global of­fices for BNY Mel­lon Wealth Man­age­ment.

Pape-Daw­son Con­sult­ing Engi­neers has leased 16,210 square feet at Tow­ers at Westchase II, 10350 Richmond. An­thony Squil­lante and Josh Mor­row with Stream Realty Part­ners rep­re­sented the ten­ant. Brad Fricks and Ryan Bishop with Stream rep­re­sented the land­lord, FSP Westchase, a sub­sidiary of Franklin Street Prop­er­ties Corp.

En­tech Civil Engi­neers has leased 15,346 square feet at 15021 Katy Free­way. Rob John­son of Lee & As­so­ciates rep­re­sented the ten­ant. Kevin Wy­att of Lin­coln Prop­erty Co. rep­re­sented the land­lord, In­vesco.

Tim Phillips of TRECAP Southcreek Part­ners, a lo­cal pri­vate fund, has ac­quired a 26,100-square­foot prop­erty at 1612 Southcreek Lane leased to He­li­cal Pier Sys­tems. Ja­son Tan­gen with Col­liers In­ter­na­tional rep­re­sented the buyer. The seller is a pri­vate fund based in Austin.

ClearWorth Cap­i­tal has ac­quired two 1970s-era apart­ment com­plexes in the Clear Lake area to­tal­ing 549 units, The Hamp­tons, a 347-unit com­plex at 16202 El Camino Real, and Las Brisas, with 202 units at 707 El Do­rado Blvd. HFF rep­re­sented the seller, Chicago-based Adams LaSalle. Nathan Stone of North­marq Cap­i­tal in Dal­las ar­ranged ac­qui­si­tion fi­nanc­ing for both prop­er­ties.
