‘New Girl’ parts with old house

Zooey Deschanel got top dollar for her home in Hol­ly­wood Hills. The ac­tresssinger-song­writer, who bought a house in Man­hat­tan Beach this year, sold her old place for $2.33 mil­lion— a lit­tle more than6% over the ask­ing price.

Set on half an acre, the sin­gle-story Tra­di­tional was built in1933 and fea­tures for­mal living and dining rooms, a den, a break­fast nook and two wood-burning fire­places. The re­mod­eled kitchen, awash in blue tile and cab­i­netry, has mar­ble counter tops and a farm­house sink, while the break­fast area looks out onto sur­round­ing gar­dens.

There are three bed­rooms and 3.5 bath­rooms in about 3,000 square feet.

Out­doors, a brick pa­tio, var­i­ous gar­dens and large ex­panses of grass make up the tree-topped grounds. Sep­a­rate guest quar­ters with an­other bed­rooms it across fromthe main house.

The home came on the mar­ket in April for $2.195 mil­lion, records show. Deschanel bought the house from Os­car-nom­i­nated ac­tor Mark Ruf­falo in 2009 for $1.65 mil­lion.

Sara Berger of Westside Es­tate Agency was the list­ing agent, ac­cord­ing to the Mul­ti­ple List­ing Ser­vice. Cari Field of ACME Real Es­tate rep­re­sented the buyer.

Deschanel, 35, stars in the Fox com­edy “New Girl,” nowin its fifth sea­son. Among her film cred­its is “Elf” (2003), “Fail­ure to Launch” (2006) and “(500) Days of Sum­mer” (2009).

Mov­ing on from ‘Sim­ple Life’

Fash­ion designer/re­al­ity star Ni­cole Richie and singer Joel Mad­den listed their place in Hol­ly­wood Hills for sale at $3.495 mil­lion and in about10 days they had a buyer.

The duo bought a con­tem­po­rary home in the Bev­erly Crest area this year for $6.7 mil­lion.

Their Hol­ly­wood Hills com­pound sits be­hind gates on close to half an acre. Although dat­ing to1914, the house has been ex­ten­sively re­mod­eled over the last cen­tury and to­day is topped by a mas­sive sky­light dome.

The 6,300 square feet of living space in­clude a gym, an at­tached guest­house, a den and a fam­ily room. There are five bed­rooms and five bath­rooms.

The kitchen opens to a bar­be­cue area. A la­goon-style pool with a beach en­try and a wa­ter­fall spa sits in the backyard.

Richie, 33, is ex­ec­u­tive pro­ducer and ap­pears in the se­ries “Can­didly Ni­cole.” She­was on the re­al­ity se­ries “The Sim­ple Life” (2003-07).

Mad­den, 36, sings with Good Char­lotte and the Mad­den Broth­ers.

The prop­erty last changed hands in 2009 for $1.912 mil­lion.

Boxer’s home is a knock­out

For­mer mid­dleweight boxing cham­pion Julio Ce­sar Chavez Jr. has landed in Stu­dio City, buy­ing a ne­w­house for $2.8mil­lion.

The wood-and-con­crete con­tem­po­rary, com­pleted this year, fea­tures a lounge with awet bar, mir­rors with built-in tele­vi­sions and a three-sided fire­place that divides the main floor.

Amod­ern kitchen with a large cen­ter is­land, a for­mal living room, dining room and a mas­ter suite with an en suite yoga stu­dio are within the 4,788 square feet of space. Light oak floor­ing, pen­dant light­ing and a float­ing steel-and-wood stair­case lend a mod­ern vibe to the in­te­ri­ors of the six-bed­room, 4.5-bath­room home.

Out­doors, grounds lined with ar­ti­fi­cial turf con­tain a swim­ming pool and spa, a de­tached recre­ation room and an out­door kitchen. A fire pit and sit­ting area are ad­ja­cent to the pool.

The prop­erty came on the mar­ket in April for $2.88 mil­lion and­was fea­tured as an L.A. Times Home of the Day. It pre­vi­ously sold for $899,000 in 2013, records show.

Eric Lieber­man of John Aaroe Group­was the list­ing agent, ac­cord­ing to the Mul­ti­ple List­ing Ser­vice. Collette Canepa of Keller Wil­liams Re­alty rep­re­sented the boxer in the pur­chase.

Chavez, 29, is the son of six-time boxing cham­pion Julio Ce­sar Chavez. He re­cently re­turned to the ring in April af­ter a year lay­off, los­ing to light heavy­weight con­tender An­drzej Fon­fara in nine rounds.

Rocking out of rental prop­erty

An­in­vest­ment home owned by rocker Tommy Shaw of Styx has sold in Hol­ly­wood Hills for $2.114 mil­lion.

The chic Mid­cen­tury Mod­ern-style house, built on a quar­ter of an acre in the hills of the Beach­wood Canyon area, sits be­hind a steel and frosted-glass gate.

Among fea­tures are pol­ished con­crete floors, a glassed-in foyer, a high­ceil­ing living roomand a chipped-glass fire­place. The 2,207 square feet of open­plan space in­clude an up­dated kitchen with stain­less steel ap­pli­ances.

The mas­ter suite has a fire­place, walk-in closet and tran­som win­dows for a to­tal of three bed­rooms, three full bath­rooms and a pow­der room.

Glass doors open to a swim­ming pool and ex­pan­sive deck that take in views of the cityscape, moun­tains and canyons. There’s car­port park­ing.

Shaw, 61, has­worked with Damn Yan­kees and Shaw Blades aswell as the big-hair band Styx, which had such 1970s hits as “Fool­ing Your­self (The An­gry Young Man)” and “Rene­gade.”

The gui­tarist-singer­song­writer has also re­leased sev­eral solo al­bums, in­clud­ing his blue­grass al­bum “The Great Divide.”

He bought the prop­erty in 2011for $1.09 mil­lion and had listed it for $1.95 mil­lion.

Court­ing in­ter­est in the Val­ley

Pro­fes­sional bas­ket­ball player Jor­dan Far­mar, most re­cently of the L.A. Clip­pers, has put his home court in Tarzana up for sale at $3.495 mil­lion.

Set on more than half an acre, the Span­ish-style house was built in 2004 and fea­tures a salt wa­ter wave pool, a hookah lounge, two wine cel­lars and lighted bas­ket­ball court.

The main house in­cludes a two-story en­try with a wrought-iron stair­case and a for­mal living room that opens to the kitchen. Dark wood and tile floors, beamed ceil­ings, wrought­iron ac­cents and a cus­tom wall aquar­ium are among the in­te­rior de­tails.

Ameni­ties in­clude seven fire­places, a fam­ily room with a pro­jec­tion screen, a home theater, a game­room, a cli­mate-con­trolled dog­house and a dog run. The mas­ter suite has a steam shower and soak­ing tub. There are a to­tal of five bed­rooms and 5.75 bath­rooms in 7,500 square feet of space.

Out­doors, the land­scaped grounds cen­ter on the swim­ming pool, which has a beach en­try, a grotto style spa and a wa­ter­fall fea­ture. Ad­ja­cent to the pool is a1,500-square-foot pool house with a kitchen and a wet bar.

Far­mar bought the prop­erty in 2011for $1,866,500.

Josh and Matthew Alt­man, the Alt­man broth­ers, of Dou­glas El­li­man Real Es­tate are the list­ing agents.

Far­mar, 28, has deep ties to South­ern Cal­i­for­nia, hav­ing played for both the Lak­ers and Clip­pers. He also played at UCLA in col­lege and be­fore that at Wil­liam Howard Taft High School in Wood­land Hills. Hewas re­leased by the Clip­pers in Jan­uary and in Fe­bru­ary signed with Turk­ish club Do­gus Darus­safaka through the end of the sea­son.
