Carl Dranoff gives a first look at his long-awaited Fitler Square res­i­dence One River­side.

It’s a few weeks be­fore the first res­i­dents are set to move into Fitler Square’s new 22-story, 68-unit One River­side (225 S. 25th St., 215-600-2496; oner­iver­side­con­dos.com) and devel­oper Carl Dranoff is sur­vey­ing the progress. Don­ning a hard hat, Dranoff stops to ad­mire the rip­ply traver­tine stone in the mod­ern lobby. “It mim­ics the feel of the Schuylkill River out­side,” he says. Here, a few rea­sons why this “once in a life­time project be­cause of its ex­tra­or­di­nary lo­ca­tion that

can never be du­pli­cated” within Schuylkill River Park is poised to be a game changer in lux­ury liv­ing.

ABOVE IT ALL

“Ev­ery­thing is ori­ented to the views,” says Dranoff. One look around tells you he’s not ex­ag­ger­at­ing. De­signed by ac­claimed ar­chi­tect Ce­cil Baker, the slen­der glass sky­scraper has floor-to-ceil­ing win­dows and wide bal­conies to best view the Cen­ter City sky­line to the north­east and miles of Philly rowhomes to the south.

EX­TRA, EX­TRA

Be­yond their own four walls, res­i­dents en­joy ameni­ties like a 60-foot lap pool and fit­ness cen­ter (built to ri­val any top gym) and a club room with a fire­place and pi­ano. The ex­ec­u­tive board­room for 16 pulls dou­ble duty as a grand din­ing room. Af­ter din­ner, guests can re­treat to the chic hos­pi­tal­ity suite in­stead of a ho­tel.

PARK AV­ENUE

“We cre­ated the slimmest foot­print pos­si­ble to pre­serve as much green space as we could,” says Dranoff. A pri­vate gar­den flanks the en­trance, near the un­der­ground garage, and a ground-level ter­race has a kitchen, fire pit, and per­gola that looks out over the com­mu­nity gar­den just be­yond and all the ac­tion at the park.

Good morn­ing, Philadel­phia: Floor-to- ceil­ing win­dows look out over the Cen­ter City sky­line from this spa­cious master bed­room. One to five- bed­room residences are avail­able at One River­side. BE­LOW: One River­side sits at the en­trance to the 60- mile Schuylkill River Trail and Board­walk, with the park’s com­mu­nity gar­den and dog park within steps of the build­ing’s south side. Rounded col­umns, open floor plans, 10-foot ceil­ings, and wide ter­races are sta­ple de­sign el­e­ments at One River­side. ABOVE: Dranoff Prop­er­ties, be­hind chic residences like Sym­phony House and the up­com­ing One Ard­more Place, is ready­ing for one of its most an­tic­i­pated projects to date: The SLS Ho­tel & Residences Philadel­phia.

For Dranoff’s “build­ing wrapped in a park,” the devel­oper took care in cre­at­ing dif­fer­ent floor plans: Some residences have open lay­outs for en­ter­tain­ing while other have sep­a­rate kitchen ar­eas.
