Chance to tour 10 mod­els Satur­day in Whis­per­ing Pines, from fam­ily homes to lux­ury ranches, on piney open space

If you haven’t seen Whis­per­ing Pines in south­east Aurora — it’s tucked away be­hind neigh­bor­hoods built a decade ago — you’ve missed one of the most scenic new-home ar­eas in­side metro Den­ver, as well as a place where homes may cost less than what you’ve seen in other parts of town. Whis­per­ing Pines of­fers a chance to make up for that Satur­day with a spe­cial Dis­cov­ery Tour of 10 showhomes, some with re­fresh­ments and chances to win prizes.

And if you’re look­ing hard for a home to move into this month in time for the open­ing of Cherry Creek Schools, Whis­per­ing Pines has some­thing bet­ter than re­fresh­ments wait­ing — a choice of homes, in­clud­ing ranch plans, close to trails and ameni­ties, ready to go right now.

That in­cludes an ex­tra­or­di­nary choice of homes on pre­mium sites — ones that back to open space or al­lowed the builder to cre­ate a walk­out base­ment. When you visit Cal At­lantic Homes’ two sin­gle-fam­ily mod­els just off the com­mu­nity’s en­try drive on Samp­son Gulch Way, you can view a Bliss ranch on a cor­ner site lead­ing into a cul-de-sac that has a walk­out base­ment with 9-foot ceil­ings. From the deck over­head you’ll see moun­tain and city views; and the kitchen has stain­less ap­pli­ances with dou­ble oven, gas cook­top and hard­wood floors. It’s set for move-in now, at $509,900.

“Shea’s Wood­lands Col­lec­tion of­fers an in­cred­i­ble va­ri­ety of qual­ity home de­signs that show the very best of Whis­per­ing Pines’ unique Colorado set­ting,” says Shea Homes’ Kelly Clark, who will show you two Wood­lands Col­lec­tion mod­els to­day, in­clud­ing a large ranch. As in other Whis­per­ing Pines neigh­bor­hoods, you’ll see Black For­est Pon­derosa pines up close (around half of Shea’s sites back to no other home). You can pick from homes that’ll be ready for move-in be­fore the hol­i­days — such as a Bristle­cone four-bed­room plan with a three­bay tan­dem garage and over 3,700 square feet, priced at $631,740. Or, if you take a fancy to Shea’s roomy Tim­ber Ridge ranch, you can choose a site back­ing to the trees, and cre­ate one with your own per­sonal se­lec­tions.

The qual­ity of Whis­per­ing Pines’ sites and set­ting (a south en­trance will cre­ate a short­cut to Cherry Creek’s mid­dle school/high school cam­puses) have also lured TRI Pointe Homes here, with three lux­ury En­core Col­lec­tion mod­els — four- and five-bed­room siz­ing. Those in­clude a Res­i­dence 6002 plan (you’ll tour a model) that can de­liver around the hol­i­days, with five bed­rooms and 5.5 baths, al­most 3,900 square feet, and a split three-car garage. It’s priced at $751,181.

This is also the place to see two unique en­claves by CalAt­lantic — one fea­tur­ing its paired Pa­tio Villa ranch de­signs from the high $300s; and a hill­top area of panoramic Es­tates sites where you can tour a Tolan lux­ury ranch, over 3,100 square feet plus a three-car garage; this is close to two large ranches that can de­liver right away. Those two are priced from $1,099,467.

You’ll see the forested area where work has started on a park that’ll pro­vide wa­ter fea­tures and a com­mu­nity pool. To visit, take E-470 to Gartrell, head south a block to Aurora Park­way, turn north a mile and watch for East Ir­ish Drive, and turn east (it be­comes Samp­son Gulch). Or from Smoky Hill Road near South­lands, take Aurora Park­way south a mile to East Ir­ish Drive.
