Up­com­ing Sale of $65M Tribeca Pent­house Could Be His­toric Deal

A$65 mil­lion pent­house in the 70 Vestry Street con­do­minium is now in con­tract, ac­cord­ing to a Wall Street Jour­nal re­port last month. The pent­house, lo­cated on the condo’s top two floors, could po­ten­tially be­come the most ex­pen­sive ever sold in down­town Man­hat­tan, beat­ing out Walker Tower’s pent­house, which closed for $50.9 mil­lion in 2014, as Curbed.com noted in July. The con­do­minium is un­der de­vel­op­ment by Re­lated Com­pa­nies, whose ex­ec­u­tive vice pres­i­dent, Ben­jamin Joseph, de­clined to re­veal the prospec­tive buy­ers or sales price.

“As this cov­eted de­vel­op­ment moves for­ward and meets ma­jor con­struc­tion mile­stones, we con­tinue to see great buyer con­fi­dence,” Joseph said in a state­ment in March.

“A pent­house of this cal­iber has never be­fore been of­fered in Tribeca, and may never be again.”

The likely sale of the 70 Vestry pent­house ar­rives in the wake of other lu­cra­tive real es­tate deals this year, in­clud­ing the sale for $60.8 mil­lion of an apart­ment in the 96-story 432 Park Av­enue condo on “Bil­lion­aire’s Row.” A four-bed­room apart­ment in the One57 condo tower on West 57th Street also sold for $45.8 mil­lion this year.

De­signed by ar­chi­tect Robert A.M. Stern, the 70 Vestry con­do­minium fea­tures an 82-foot pool, yoga fa­cil­i­ties, a gym, and a squash court, ac­cord­ing to the Real Deal, along with bill­boards, a li­brary, and a café.

The po­ten­tial buyer (or buy­ers) of the $65 mil­lion, 7,800 square foot pent­house re­main anony­mous, at least for the time be­ing. The pent­house boasts 3,700 feet of out­door space, along with five bed­rooms, four kitchens, a wrap-around roof deck, and a so­lar­ium. Cur­rent ten­ants of the lux­ury Vestry Street con­do­minium in­clude New Eng­land Pa­tri­ots quar­ter­back Tom Brady and his wife, Giselle Bund­chen. The cou­ple pur­chased a $20 mil­lion apart­ment in the condo last year, ac­cord­ing to Curbed.

The re­port noted that the build­ing is still un­der­go­ing con­struc­tion, with move-ins ex­pected around Spring of next year.
