Ques­tion: My home isn’t sell­ing. What should I do?

An­swer: It comes down to three things: 1) the prop­erty; 2) the price; and 3) the mar­ket­ing.

To max­i­mize the sale of your home, you need all three work­ing with max­i­mum ef­fec­tive­ness. Let’s ex­am­ine more closely:

1) The prop­erty: Does your home give the im­pres­sion that it’s well­main­tained? Is it free of clut­ter and overtly per­son­al­ized items that might in­ter­rupt prospec­tive buy­ers from en­vi­sion­ing them­selves there? Is it free of odors? Does it show dark?

2) The pric­ing: Is your home priced based on cur­rent mar­ket con­di­tions in your neigh­bor­hood? Has an agent who spe­cial­izes in your com­mu­nity given his/ her opin­ion of its value? Some­times comps do not tell the whole story— es­pe­cially in this chang­ing mar­ket. A neigh­bor­hood ex­pert is best poised to pro­vide help­ful in­sight.

3) The mar­ket­ing: Is your home re­ceiv­ing max­i­mum ex­po­sure? What are your agent’s on­line and print strate­gies to mar­ket your home? What does your list­ing agent do to at­tract co­op­er­at­ing bro­kers? Is your agent ac­ces­si­ble 24⁄7 to han­dle in­quiries, and show­ing re­quests? Does your agent keep in reg­u­lar con­tact with you and give you feed­back from show­ings?

Show­ing con­di­tion, pric­ing strat­egy and ex­po­sure all need to work in tan­dem to max­i­mize the sale of your home. Have an hon­est con­ver­sa­tion with your agent and see what you can do to­gether to fa­cil­i­tate the sale of your home.
