Ques­tion: What makes a home sell quickly and at a great price?

An­swer: The “wow-fac­tor.” Very of­ten, when prospec­tive buy­ers walk into a home, they are ei­ther “wowed” or they are not. When a buyer is “wowed,” he/she is more likely to be­come mo­ti­vated to act. A home’s wow-fac­tor can be at­trib­uted to any­thing from its breath­tak­ing view, its highly up­graded kitchen, or even its stylish dé­cor. Wow-fac­tor can in­duce a buyer to fall in love with a home, which may mo­ti­vate him/her to act.

If your home is lack­ing wow­fac­tor, I rec­om­mend con­fer­ring with your list­ing agent about ways to achieve it. If you or your agent feel it would be dif­fi­cult to cre­ate wow-fac­tor, as a last re­sort, you could wow prospec­tive buy­ers with a “wow­price.” Cre­at­ing a sense of great value could en­cour­age a buyer to en­vi­sion cre­at­ing his or her own wow-fac­tor.
