Cot­ton prop­erty on mar­ket again

THE iconic Gun­da­line Sta­tion, one of Aus­tralia’s largest ir­ri­gated cot­ton farm­ing prop­er­ties, has been listed for sale af­ter just two years un­der the own­er­ship of Dutch-based fund Op­ti­farm.

The 14,916ha prop­erty, lo­cated near Car­rathool in NSW’S Mur­rumbidgee Val­ley, was pur­chased by Op­ti­farm, in April 2018 for a re­ported $60$65 mil­lion. The Dutch fund pur­chased the prop­erty from South­ern Agri­cul­tural Re­sources, which ac­quired the sta­tion in 2014 from the Twynam Agri­cul­tural Group for a re­ported $25 mil­lion.

Gun­da­line Sta­tion has ac­cess to both surface and ground­wa­ter, with sig­nif­i­cant wa­ter en­ti­tle­ments in­clud­ing 12,500ML of Lower Mur­rumbidgee zone two ground­wa­ter and 2329ML of Mur­rumbidgee River Sup­ple­men­tary wa­ter.

It has an ap­proved ex­trac­tion limit of 18,000ML of ground­wa­ter per year, with a daily ca­pac­ity of more than 120ML a day for six bores.

The prop­erty fea­tures a 20km river frontage as well as a range of soil types for row crops or per­ma­nent plant­ings.
