The Heights buy­ers defy mar­ket trend

Kardinya es­tate gets huge re­sponse from first-home buy­ers, in­vestors and down­siz­ers. A NEW

house and land de­vel­op­ment in a Perth south­ern sub­urb is de­fy­ing the tough prop­erty mar­ket to prove a pop­u­lar buy­ers’ op­tion.

The launch of The Heights in Kardinya at­tracted more than 200 peo­ple, re­sult­ing in many sales and the early re­lease of stage 1B.

Sell­ing agent Glen O’Con­nor-Smith said the in­ter­est came from a va­ri­ety of buy­ers, in­clud­ing down­siz­ers, young fam­i­lies and first-home buy­ers.

“There is very lit­tle new de­vel­op­ment in the area and The Heights of­fers a great chance to pur­chase or in­vest in a brand new home in a leafy area that is well es­tab­lished with all the ameni­ties you could need and lovely parks nearby,” he said.

“As a re­sult, we have seen one of the strong­est launches of a new house and land de­vel­op­ment we have ex­pe­ri­enced in some time.”

The pri­vate es­tate by lead­ing WA prop­erty group Pin­dan fea­tures house-and-land pack­ages with sin­gle and double-storey, three and fourbed­room, two-bath­room op­tions.

Empty-nesters Heather and Steve Rawl­ings, who bought one of the stage one homes, are re­lo­cat­ing to a smaller, low-main­te­nance lot.

“We have been look­ing to down­size for a cou­ple of years but were not happy with the es­tates on the mar­ket as they mainly cater to young fam­i­lies, when this re­lease came out in Kardinya,” Mrs Rawl­ings said.

“We chose a lot suited to the house plan we like, a beau­ti­ful fourbed­room, two-bath­room, dou­ble­storey de­sign, and we should have nice views once the es­tate is fin­ished.”

On an el­e­vated site in Buck­ing­ham Cres­cent, The Heights over­looks Alan Ed­wards Re­serve and is near North Lake Road and South Street, the free­way and Mur­doch train sta­tion close.

Mr O’Con­nor- Smith said the de­vel­op­ment was well con­nected to ed­u­ca­tion, leisure, re­tail and world-class med­i­cal fa­cil­i­ties.

“Kardinya is a pop­u­lar, well-es­tab­lished sub­urb and The Heights is lo­cated just 250m from the Kardinya Park Shop­ping Cen­tre and a 10minute drive to Gar­den City, Mur­doch Uni, St John of God and Fiona Stan­ley Hos­pi­tals, Chal­lenge In­sti­tute of Tech­nol­ogy and, of course, Fre­man­tle,” he said.

“The area is also set to ben­e­fit from the ex­pand­ing in­fra­struc­ture in­vest­ment that is be­ing made in the Mur­doch precinct, a fu­ture hub of ed­u­ca­tion and tech­nol­ogy.”

The Heights house-and-land pack­ages start from $530,000 and in­clude high qual­ity fit­tings and fix­tures, with buy­ers able to choose from a range of in­ter­nal colour schemes and ad­di­tional up­grades.

It also fea­tures about 1000sq m of land­scaped open space that will in­clude a cov­ered bar­be­cue area, play­ground equip­ment and out­door ex­er­cise equip­ment.
