Sky’s the limit for small lots

THE grow­ing de­mand for greater hous­ing af­ford­abil­ity and di­ver­sity has seen the launch of Sky Gar­den, six small-lot home-and­land pack­ages in Ham­mond Park.

The homes on 189sq m blocks will be built in Richard No­ble & Com­pany’s Vivente es­tate.

Manag­ing direc­tor Alex Gregg said lo­ca­tion was a key fac­tor in the suc­cess of small-lot hous­ing prod­ucts.

“Con­sid­ered in­te­gra­tion of small-lots at the plan­ning stage is key,” he said.

“They can’t and should not be shoe­horned into a for­got­ten cor­ner; they need to be wo­ven into key lo­ca­tions, such as op­po­site pub­lic open space where fu­ture res­i­dents will ben­e­fit from com­mu­nal space and an open out­look.

“Ham­mond Park has un­der­gone a sig­nif­i­cant evo­lu­tion over the past 10 years from a new ur­ban front on the fringe of Perth’s south­ern cor­ri­dor to a sought-af­ter well-es­tab­lished and con­nected com­mu­nity with am­ple ac­cess to qual­ity ameni­ties and di­verse land of­fer­ings at­tract­ing a va­ri­ety of buy­ers from fam­i­lies, cou­ples and down­siz­ers.”

Mr Gregg said lo­ca­tion needed to be com­bined with an in­no­va­tive home de­sign.

“A de­vel­oper brings a broad vi­sion for the es­tate, but the right builder can bring the ar­chi­tec­tural know-how when it comes to creative de­sign op­tions for smaller lots,” he said.

The three-bed­room, twobath­room two-storey homes will be built by Ex­press Two Storey Liv­ing and have the liv­ing ar­eas on the first floor.

“With the home sites lo­cated op­po­site per­ma­nent park­land we made a col­lec­tive de­sign de­ci­sion to take the liv­ing ar­eas up­stairs, al­low­ing us to max­imise views and the use of the space to open up more liv­ing ca­pac­ity,” gen­eral man­ager Pir­ran Hol­loway said.

“The roof of the car­port has been de­signed as an ex­ten­sion of the up­stairs kitchen, din­ing and fam­ily/lounge spa­ces. This ‘Sky Gar­den’ cre­ates an ad­di­tional out­door liv­ing area and the ca­pac­ity for fea­tures like a herb gar­den.”
