This is one of the most productive properties in Redmond West.

This excellent property is located on Hunwick and Redhen roads with access from Hunwick Road into the sheds and yards. It is 34km west of Albany city and 31km from Denmark.

Comprising of 132ha, this property has an estimated 115ha-plus of prime pastures with excellent sub clovers, kikuyu grass, mixed rye grasses and some perennial clovers.

Most of the property is able to be grazed, with the balance of a creekline and shelter.

Originally timbered with a mix of jarrah, redgum, blackbutt, paperbark and tea tree, this property boasts good soil types of sands over ironstone over clays, with areas of peat.

The property is well

watered with seven main dams plus four soaks and one permanent creekline that runs all year round.

Situated in the 800mm-plus rainfall region, this home is 20km as the crow flies from the south coast.

During the past few years, the owners have enlarged and placed new dams and soaks on the property.

Fencing overall is of a good standard, with a mix of new and older fencing that comprises of ringlock, barb wire and plain wire electric on pine and jarrah posts.

This property is fenced into four convenient paddocks with one smaller holding paddock for easy stock movement and operational management.

Property improvements include a large fully enclosed machinery workshop shed with concrete floor and power with a lean-to attached.

There is also a near-new 216sqm three-sided hay shed constructed with steel and iron and good cattle yards made of steel and wood.

There is also a good crush, all well located for stock movement.

There is also a number of homestead sites on the property.

This quality property has been under astute management during the past four to five years and is running 132 steers with an estimated capacity to run 100-plus breeders and calves.

The owner is running steers to ease the workload.

Pasture hay has been cut on most paddocks in the last few years with excellent tonnages achieved due to the application of more than 900 tonnes of lime on the property from 2014.
