Farm near CBH Mt Mad­den bin

In an area pop­u­lar with crop­pers and live­stock pro­duc­ers, this land­hold­ing sits on three ad­join­ing ti­tles near the Mt Mad­den CBH bin.

The farm has a to­tal area of 4002ha, of which 3449ha are arable, and frontage to Stennerts Lake-Norse­man and Baanga Hill roads.

The cur­rent op­er­a­tion is ded­i­cated to sheep, with about 5000 ewes plus lambs and a fur­ther 1200 dry sheep present. No crop was sown for this sea­son.

Fenced into 12 pad­docks, which range in size from 100ha to 400ha, the farm is ser­viced by 15 dams of vary­ing ca­pac­ity and the recorded an­nual rain­fall for the dis­trict is 315-335mm. Mallee soil types com­prise mainly loams over gravel and clays.

Im­prove­ments on lot 2711 in­clude a three-bed­room trans­portable res­i­dence in av­er­age con­di­tion, a four-stand shear­ing and gen­eral pur­pose shed and tim­ber sheep yards with 1500-head ca­pac­ity.

Lot 2710 has a small su­per or grain stor­age shed.

“There has been strong in­quiry for land in the dis­trict in the past five to 10 years and with live­stock prices presently at strong lev­els and crop­ping still a growth area, this ag­gre­ga­tion would be worth an in­spec­tion,” said agent Frank Miles.
