THE combination of modern medical consulting rooms with a large amount of excess land is attracting interest from buyers to a tightly-held central Geelong location.

The medical/consulting rooms at 165 Myers St, Geelong has been home to Associated Psychology Services for about 20 years but is about to come on to the market.

Darcy Jarman, Geelong West agent Tim Darcy said the business’s operators were retiring, releasing the quality premises to the market.

“It’s an opportunity to purchase with a view to occupy,” Mr Darcy said.

Occupation would also be the target for investors for this prime location on Myers St between Geelong’s University Hospital and St John of God Hospital.

The building, which is finished in contemporary Georgian style, offers 185sq m of floorspace, including a reception area and consulting rooms.

But the block’s 506sq m size opens the site to another potential buyer — the developer, Mr Darcy said.

“It is in a residential growth zone and it does have some residual or surplus land so it has got some scope for further development,” he said.

“They are hard to come across in that area.”

The additional space is at the rear of the block, where a lane provides access to 10 on-site car parks.

It is being offered with vacant possession.

Offers for 165 Myers St, Geelong close on November 30 at 4pm. For details, contact Mr Darcy on 0418 522 523.
