AS DEMAND for property in Hamlyn Heights increases so does the price with a home selling $132,000 above reserve at auction on Saturday.

Six parties made bids for 24 Sycamore St in front of a crowd of about 60 people before it sold for $607,000.

Buxton, Newtown agent Christine Allison said the bidding was really competitiv­e, but it came down to two bidders.

“The buyers are from Castlemain­e and they are going to relocate here and use it as a retirement home,” Ms Allison said.

“The views attracted them to the property and they will do some work to it.”

The three-bedroom house, below, on 578sq m of land has been in the same family for more than 50 years and you can capture bay glimpses from the family room and deck.

Ms Allison said Hamlyn Heights was a popular area because it was a great family location and had good sized blocks.

WINCHELSEA

AN UNINHABITA­BLE house on a large block of land in Winchelsea looks set to become a residentia­l developmen­t.

The 4063sq m property at 59 Harding St sold at auction for $568,000 after competitiv­e bidding from two parties.

Hayeswinck­le, Highton agent Keith Fisher said it was essentiall­y a block of land but with an uninhabita­ble three-bedroom house on it.

“The buyers will use it as a residentia­l developmen­t site I think, they will get six to seven blocks of land out of that,” Mr Fisher said.

He said Winchelsea was really coming along and the local buyers saw potential.

“This block drew a lot of interest from builders and developers from as far away as Point Cook,” he said.

BELMONT

NEWCASTLE buyers that had been renting in Belmont took a leap of faith and made the move permanent, securing a property at auction.

The buyers snapped up 4 Armitage Court, Belmont for $476,000, outbidding one other party, an investor.

Barry Plant, Highton agent Kieron Hunter said in a weird coincidenc­e the vendors were moving to Newcastle.

“The buyers are originally from Newcastle but had been renting around the corner for a while,” Mr Hunter said.

“They were looking for something in the area and for under $500,000.”

The three-bedroom house is on 683sq m of land and has a large living area, covered outdoor area and ensuite to the main bedroom.

HAMLYN HEIGHTS

A CHARMING family home with views across Geelong to Corio Bay in Hamlyn Heights was passed in at auction.

There was one vendor bid of $690,000 for 5 Forfar Rd before it was passed in.

Buxton, Newtown agent Matt Plunkett, above, said he was in negotiatio­ns with interested parties.

“The market is flying, this domain is what Melbourne and Geelong buyers want,” Mr Plunkett said.

“Hamlyn Heights is in the top five Geelong suburbs for growth.”

QUICK bidding from two parties has resulted in the sale of a classic 1950s house in Highton. Bidding started at $550,000 and 248 Mt Pleasant Rd was immediatel­y called on the market. Each party put in three bids in quick succession with a local buyer securing the property for $580,000. Agent Graeme Taylor, above, said the initial strong bid, that was in the middle of price expectatio­ns, might have “shook some people off”. “There was a lot of interest throughout the campaign from families looking to extend and renovate,” Mr Taylor said. “There is also potential to subdivide.” Mr Taylor said the local buyers were attracted to the location of the property. The 718sq m property had been in the same family for 61 years. renovated kitchen. It is now on the market for $690,000-$730,000.

GEELONG WEST

THREE blocks of land on a unique infill site in Geelong West have passed in at auction.

The vacant site was part of Donaghy’s Ropeworks, which operated in Geelong West from 1874 to 1999.

North Geelong agent Mark Mayfield, below, said each block passed in on a vendor bid.

“There has been a reasonable amount of interest and some emails since the auction,” Mr Mayfield said.

The blocks were being offered as land only, but with approved plans available.

The three blocks, measuring 388sq m (Lot B), 419sq m (Lot C) and 798sq m (Lot A) are being offered in the first stage of the Rope Run developmen­t. Price expectatio­ns are $600,000 to $650,000 for Lot A, $450,000 to $480,000 for Lot B and $480,000 to $520,000 for Lot C.
