Three years to sell mansion
IT may have taken three years to sell but patience has paid off for the vendor of a historic Newtown residence.
The circa 1873 residence Kelvin at 11 Aphrasia St sold for the full asking price of $1.79 million.
Buxton, agent Ben Riddle said the vendor did not have any urgency to sell, it was a matter of finding the right buyer.
“It became well priced with growth in the market, it was a combination of right buyer, right time,” Mr Riddle said.
“It is a magnificent property with so much history and it is a really good parcel of land in a great location.”
He said the property sold to Melbourne buyers making the “Geechange”.
“They saw exceptional value with that type of property. In the prestigious suburbs of Melbourne you would be paying in excess of $3 million to $4 million,” Mr Riddle said.
“The buyers will add their own touches to the house over time but it is comfortable to move straight in to.”
The blue-chip property is on about 1100sq m of land, however, it used to be much more with land being subdivided off over the years.
The property once would have faced on to Pakington St with a long driveway leading to the two-storey house.
Double brick construction and bluestone stumping create the foundation of the house that has five bedrooms and several formal and informal living areas.
