$2.5m for lots with a view
A GEELONG developer has unveiled multi-million-dollar plans to split two plots of land in the middle of suburban Belmont to build five townhouses and create four large lots of developable land.
The big-money development plans were revealed in a planning application lodged with the City of Greater Geelong this year, and placed on public exhibition this week.
Under the $2.5m bid, the landowner will subdivide two lots of land accessed via McKenzie Street in Belmont, with the land surrounded by existing residential properties.
Planning documents reveal the two plots of land will be transformed into four vacant lots ranging from 606sq m to 617sq m, and five townhouses on lots of 160sq m to 203sq m.
The townhouses will include three three-bedroom properties with double garages, another threebedroom property with a onecar garage and extra parking space on the site’s access road, and a two-bedroom house with a single-car garage.
Planning documents for the proposal point to the site’s capacity for a larger development, attractive views and ability to cater for the city’s desire to encourage infill development.
“The largely undeveloped parcel is ideally sited for redevelopment, comprising a reasonably private parcel that has views toward central Geelong and few constraints,” the documents note.
“The subject site has a significant size and could accommodate a more dense development, however the client has taken the approach to provide a much smaller number of higher-quality dwellings and large vacant lots that will accommodate views from each dwelling over the parcels toward central
Geelong and Skilled Stadium.”
The planning application will remain open for public comment until May 29.
