FIRST-HOME buyer Alisia Ristevski (above) is thrilled with the ‘‘cute’’ 1950s Reservoir home she bought last year with help from a buyer agent.

Ms Ristevski declined to say what she paid for the three-bedroom home but estimated she paid about $100,000 under market value thanks to Catherine Cashmore of National Property Buyers, who clinched the deal on her client’s behalf.

‘‘It was great because she did all the negotiating so I didn’t have to deal with real estate agents, and she really understood my needs and searched just for properties that fitted my criteria and budget,’’ Ms Ristevski said.

Rob Beraldo bought a rental unit in Balwyn last year for ‘‘around $500,000’’ thanks to his property scout, Brad Straughair of Domain Property Advocates.

Mr Beraldo said ‘‘we did feel we paid a little less for the property and a little below our budget’’.

Tapping the buyer’s agent’s market knowledge was the main advantage of using an advocate, he said. ‘‘It is purely an investment property so no emotion was attached to it but I am very happy with the way it is going.’’
