Wel­come to the first edi­tion of High­fields Style mag­a­zine.

It seems that re­cently Meringan­dan is the lo­cal area hotspot. The last cou­ple of prop­er­ties that I have taken to the mar­ket in Meringan­dan have at­tracted tremen­dous in­ter­est and have sold very quickly. The main rea­son for this is prob­a­bly that you can buy a home on a large block in Meringan­dan for about $100,000 cheaper than a com­pa­ra­ble prop­erty in High­fields.

The fact that Meringan­dan is only five min­utes drive from High­fields and all the ameni­ties that High­fields has to of­fer make it an af­ford­able and de­sir­able area that I am sure will con­tinue to grow.

Stock across High­fields and sur­round­ing ar­eas is still at a near all-time low, es­pe­cially on the larger blocks. Hope­fully this will change shortly as we ap­proach spring and the tra­di­tion­ally busy time of year for real es­tate.

Buyer in­quiry in the lo­cal area re­mains strong with most buy­ers com­plain­ing that there is very lit­tle to look at. Rental stock is also hard to find with our cur­rent va­cancy rates right across the area half what they were in Jan­uary, which seems to sug­gest that rents look set to be on the in­crease very shortly. This will please in­vestors who have had a harder time over the past few years.

Over­all our prices lo­cally have been sta­ble for a while now and are ex­tremely af­ford­able when com­pared to ar­eas like Mel­bourne and Syd­ney where prices have sky­rock­eted in the past few years.

It is un­der­stand­able that fam­i­lies mov­ing here from those ar­eas can’t be­lieve what they can get for their money and a 15-minute drive to work is a dream.
