“This apartment’s appeal lies in what is already there. It’s in a sought-after pocket of east Redfern – a quiet, residentia­l part of the inner city – and it’s a generous size at 120 square metres, with three bedrooms and two parking spots on title. So it already ticks the buyer boxes. What people might be put off by is the proximity to the busy road and the age and category of the building. Money can’t change the core fundamenta­ls. From a resale point of view, I’d be inclined to keep any renovation­s simple. As it stands, this apartment is worth around $1.1 million, and a quality renovation could put that up to $1.25 million. The typical buyer would be a young family looking for three bedrooms who can’t afford a terrace, or an investor. I’d keep it neutral in style to appeal to as broad a market as possible and tenant-proof it for when the time comes to move on.”
