Coun­cil blocks plan for fuel sta­tion near lake

WAN­NEROO Coun­cil re­jected a bid to al­low a fuel sta­tion near Lake Joon­dalup in Wan­neroo.

MGA Town Plan­ners ap­plied to change the land use at 1297 Wan­neroo Road from spe­cial res­i­den­tial to spe­cial use on be­half of the owner, ALM Su­per.

Coun­cil­lors sup­ported a staff rec­om­men­da­tion to refuse to adopt the plan­ning scheme amend­ment, de­spite the ap­pli­cant’s re­quest that it be ini­ti­ated for pub­lic con­sul­ta­tion and En­vi­ron­men­tal Pro­tec­tion Au­thor­ity as­sess­ment.

Cr Frank Cvi­tan said it was not a per­mit­ted use and he was wor­ried it could have an im­pact on the lake sys­tem in the ad­ja­cent Yel­lagonga Re­gional Park.

The coun­cil re­port said the change would al­low a de­vel­op­ment that could have a “sig­nif­i­cant im­pact” on ex­ist­ing and fu­ture de­vel­op­ment in the spe­cial res­i­den­tial zone.

“The spe­cial res­i­den­tial zone is in­tended to ac­com­mo­date the de­vel­op­ment of sin­gle houses in a low-den­sity set­ting, while main­tain­ing im­por­tant en­vi­ron­men­tal and land­scape val­ues through site-sen­si­tive de­sign and de­vel­op­ment,” it said.

“A premise sell­ing petrol (such as a con­ve­nience store) could gen­er­ate traf­fic, noise and light emis­sion to the ex­tent that could sig­nif­i­cantly af­fect the amenity of ex­ist­ing and fu­ture de­vel­op­ment.”

Doc­u­ments in­cluded in the coun­cil agenda said pre­vi­ous ap­proval for a fuel sta­tion nearby on Clark­son Av­enue in Tap­ping had lapsed.

An ap­pli­ca­tion for an­other sta­tion be­side Drover’s shops was un­der con­sid­er­a­tion.
