WINTERIS coming. Andthe change of seasons brings to the fore the old real estate seasonal debate: When is the best time to sell and buy? Of course it is virtually impossible for it to be the right time for both buyers and sellers in one area at the same time, so I will focus on sellers.

Research undertaken by online website, realestate.com.au confirms that it is a hung parliament out there – 51 per cent believe the time of the year is not relevant to selling while the rest either disagree or are not sure (or wanted to go home and not spend time with a researcher).

This uncommitte­d figure is actually quite right. The season or time of the year really has little relevance on whether it is a good time to sell. I’m divided on this because as a seller it means that March and April could arguably be best avoided as lots of homes for sale means reduced demand.

This is such a general ‘everywhere’ statistic however, that it could actually be the opposite where you live, so rather than worrying about the weather, if you have the luxury of choosing when to sell, consider the following tips, as it’s not purely based on booming sales figures for Ugg boots and those strange blankets that encase your whole body and have a special vent and pocket for the Tvremote.
