A PRIZE CATCH

An unsurpassed location, award-winning architectural design and mesmerising river views are just the tip of the iceberg

- JARRAD BEVAN

THERE is something equally futuristic and sophisticated about this river’s-edge home that makes it feel timeless.

If you told me it was built last year — with its sharp lines and copper cladding — I’d believe you.

If you told me it was built more than 20 years ago, well, I would raise an eyebrow at the very least.

And yet it is the latter that is correct. In 1997, No.726A Sandy Bay Road took home a Royal Australian Institute of Architects award for its architects Forward Viney Woollan.

At the time, the architect described it as being “hinged around an indoor lap pool”, a gorgeous luxury that is as impressive today as the day it was first filled with water.

The jury for the architecture awards said the home was “characterised by elegance and subtlety” and called it a “celebration of the value of quality architectural design”.

For Knight Frank sales consultant Abi Freeman, the home is the finest Hobart waterfront home currently on the market.

Among its many impressive features, Abi said the 17m indoor lap pool was a true highlight.

“It is aesthetically pleasing and purposeful,” she said.

“The decor and design of this home is timeless.

“It boasts stunning water views from every aspect, and it has a lovely bonus in its boatshed by the water.

“Alongside its fabulous floor plan, the property offers a low-maintenance garden that will be easy to look after.”

This three-bedroom, three-bathroom home was designed to capture all-day sun while maximising privacy and space.

Set across two levels, the foyer with a walkway over the lap pool makes a statement upon entry.

Next stop is the expansive, light-filled and sunny open-plan living area, where huge windows frame the ever-changing vista.

A highlight in the living and dining room, the gas fireplace will be a treat to curl up next to when Hobart’s winter arrives.

For the home chef, there is a well-equipped kitchen with quality

European appliances — and, naturally, more water views.

There is also a study on this ground-floor level.

Glass doors open to a large paved terrace to create seamless indoor/outdoor living. The terrace acts as a breezeway between the living zone and the master wing opposite.

This double-sized bedroom offers water views, a marble ensuite and built-in wardrobes, making it a secluded and opulent retreat.

A staircase leads to the lower ground floor, where another double bedroom with an ensuite is found.

Adjacent to this there is a self-contained apartment, ideal for older relatives, a teenager, guests or perhaps as short-stay accommodation.

This level offers spacious living and dining, a third double bedroom, and a kitchenette.

A door off the living room leads to a private balcony with a hot tub overlooking the river.

Finished to a high standard throughout, all of the pool equipment has been upgraded.

Gas ducted heating ensures year-round comfort.

The house is shielded from street view behind electric gates, and it also gives peace of mind with its camera security.

Set in a waterfront position with title to the high-water mark, the property also has a boatshed and direct beach access.

Abi said the feedback from potential buyers had been consistently glowing.

“Everyone has been very impressed,” she said.

“Even though the photos are beautiful, people have been blown away when they come to visit in person.

“You feel like you could walk on the water, and it is more spacious than it seems in the photos.

“People love discovering the quirky features throughout the home.”
