BUYERS in the top end of town are making their mark, with more than a dozen Tassie homes sold for more than $1 million in May. This follows 16 in the same price bracket in April, according to realestate.com.au figures. This included one that should be among the year’s biggest sales: 12 Waterloo Crescent in Battery Point was sold by Charlotte Peterswald’s Debbie Heron for $2.45 million.

Circling back around to May, joining the high-end house sales was an instant investment portfolio — five villa units — at Sorell.

Out in the regional areas, a 105ha dairy farm at Togari, a 274ha grazing block at Pipers River, a 232ha livestock property at Quamby Brook, a bluestone quarry at Arthurs Lake and historic Cullenswor­th all fetched large sale prices.

On the homes front, the mix of May sales ranged from a sleek, contempora­ry Sandy Bay hillside home to a sandstone Georgian masterpiec­e that was formerly the Richmond hotel.

“Waterside” and “river views” are often key words for this type of property, with million-dollar homes at Lindisfarn­e, Taroona and Sandy Bay all giving that box a big tick.

One of the most recent sales by PRD Hobart’s “Team Waldhoff” — Hans and Martin — was No.26 Shepherd Street in Sandy Bay.

“We sold it for $1.625 million, the vendor was happy with the result,” Hans said.

“It was bought by a local couple as their family home.” The three-bedroom Mark Linardi-designed contempora­ry home was originally priced “by applicatio­n” when it hit the market.

Hans said while the more affordable end of the

Hobart market was very active, there were not as many high-priced property sales being transacted.

“There are good buyers around, but they can afford to be fussy now,” he said.

Meanwhile, perhaps the most curious and amazing sales of the month were made in the North of the state.

Parry Property sales representa­tive Jodie Faulkner sold not one but two $1 million-plus properties at Bridport. The first was a three-bedroom residentia­l home for $1.4 million and the next a $2 million 5300sqm property with only a “renovator’s delight” cement home/shed that the new owner intends to bulldoze.

Both properties went to local North-East buyers.

“The properties were not on the market, but I had buyers coming to me asking for certain properties, and as an active agent in the North-East I went and found the properties for my buyers,” Jodie said.

Real Estate Institute of Tasmanian figures show the recent high-water mark for Bridport was $628,000 and its median house price in the March quarter was $489,999.
