Plan for new ho­tel a boost for city

The coun­cil has put out a busi­ness plan for public com­ment to see what the com­mu­nity thinks about a new ho­tel in the Kar­ratha CBD.

The new ho­tel would be a 4.5-star, 100-bed Mar­riott and would front Waram­bie Road, the in­tent be­ing to re­tain our very pop­u­lar public green space next to The Quar­ter HQ. While the con­struc­tion work will prob­a­bly re­quire much of the grass to be tem­po­rar­ily used for lay-down, the fi­nal green space will be larger than be­fore. The ho­tel will have a break­fast bar but will not in­cor­po­rate a ma­jor new restau­rant — in­stead it will use lo­cal cafes and restau­rants for the pur­pose.

The pro­po­nent for this development is a Queensland-based group called Paci­fica. Paci­fica has com­pleted $1.5 bil­lion of con­struc­tion and is well qual­i­fied to de­liver this project. The City in­tends to in­vest up to $10 mil­lion for the fit-out stage, which will be re­paid at 3.5 per cent in­ter­est and which will re­turn us $20 mil­lion over the loan term.

We have done this as Aus­tralian banks are lend­ing much less than half the build cost of ma­jor Pil­bara projects, mak­ing development very dif­fi­cult.

The new ho­tel will pro­vide a level of ser­vice not found be­fore in Kar­ratha, where the stan­dard of ac­com­mo­da­tion is a com­mon com­plaint.
