Local suburbs popular with tenants
Rockingham and Baldivis are among the top three WA suburbs most popular with tenants looking for a rental home over the past 12 months, according to Real Estate Institute of WA data.
The two local suburbs ranked second and third respectively in a list described by REIWA president Damian Collins as quite diverse, featuring seven metropolitan suburbs and three regional towns.
“The list is also quite varied in terms of population. While we would expect to see suburbs with larger numbers of properties in areas like Baldivis and Canning Vale return high search volumes, a number of the suburbs on the list that ranked well have fewer than 10,000 people residing in the area,” he said.
“Overall, the suburbs south of Perth proved most popular with WA tenants, with Mandurah, Rockingham and Baldivis ranking first, second and third respectively for searches.” According to reiwa.com data, Rockingham rental properties had a median weekly rent of $260 a week and an average of 48 days to lease over the past year, while Baldivis’ median weekly rent was $335 and properties took an average of 41 days to lease.
Mr Collins said increased interest in a suburb and fewer rentals available led to stronger competition between tenants, which in turn led to an increase in median rent prices in Baldivis. “From the list, Baldivis, Geraldton, Scarborough and Canning Vale all experienced increases in median rent over the last year, ” he said.
