Lo­cal sub­urbs pop­u­lar with ten­ants

Rock­ing­ham and Bal­divis are among the top three WA sub­urbs most pop­u­lar with ten­ants look­ing for a rental home over the past 12 months, ac­cord­ing to Real Es­tate In­sti­tute of WA data.

The two lo­cal sub­urbs ranked sec­ond and third re­spec­tively in a list de­scribed by REIWA pres­i­dent Damian Collins as quite di­verse, fea­tur­ing seven met­ro­pol­i­tan sub­urbs and three re­gional towns.

“The list is also quite var­ied in terms of pop­u­la­tion. While we would ex­pect to see sub­urbs with larger num­bers of prop­er­ties in ar­eas like Bal­divis and Can­ning Vale re­turn high search vol­umes, a num­ber of the sub­urbs on the list that ranked well have fewer than 10,000 peo­ple re­sid­ing in the area,” he said.

“Over­all, the sub­urbs south of Perth proved most pop­u­lar with WA ten­ants, with Man­durah, Rock­ing­ham and Bal­divis rank­ing first, sec­ond and third re­spec­tively for searches.” Ac­cord­ing to reiwa.com data, Rock­ing­ham rental prop­er­ties had a me­dian weekly rent of $260 a week and an av­er­age of 48 days to lease over the past year, while Bal­divis’ me­dian weekly rent was $335 and prop­er­ties took an av­er­age of 41 days to lease.

Mr Collins said in­creased in­ter­est in a sub­urb and fewer rentals avail­able led to stronger com­pe­ti­tion be­tween ten­ants, which in turn led to an in­crease in me­dian rent prices in Bal­divis. “From the list, Bal­divis, Ger­ald­ton, Scar­bor­ough and Can­ning Vale all ex­pe­ri­enced in­creases in me­dian rent over the last year, ” he said.
