Homestead with his­toric charm

An 1800s-built homestead steeped in his­tory sits amid 108ha of land, writes Ben Hyde.

ALONG search for a unique Ade­laide Hills prop­erty came to a halt when the ven­dors found Cobbs Hill at Oak­bank about 22 years ago. With 108ha of arable un­du­lat­ing land over three ti­tles and draped with his­tory, in­clud­ing a late 1800s-built homestead, Cobbs Hill ticked all the boxes.

‘‘We scoured the Ade­laide Hills look­ing for a unique, stun­ning prop­erty that was large and close to the city,’’ the ven­dors say.

‘‘We found it at Cobbs Hill, which in­cluded val­leys, a creek, wa­ter­holes, a large house and what were the start of re­ally good gar­dens.’’

Dur­ing their 22 years at the prop­erty, the ven­dors have up­graded it through­out.

‘‘We have ex­panded and ren­o­vated the house, and ex­tended the gar­dens,’’ the ven­dors say.

‘‘We’ve just pro­gres­sively turned it into a top prop­erty.

‘‘We’ve put in new fenc­ing, sunk re­ally good bores right across the prop­erty and es­tab­lished 25 acres of award-win­ning vine­yards.’’

The ven­dors say the prop­erty has plenty of in­ter­est­ing his­tory.

‘‘It’s a big old homestead that was orig­i­nally a Cobb & Co house and then ex­tended a cou­ple of times,’’ they say.

‘‘Cobb & Co used to spell a lot of their horses there in the old days.’’

The homestead boasts a new kitchen and sun­room, four bed­rooms, in­clud­ing the mas­ter with a large dress­ing room and en­suite with spa, and views over the English-style gar­den grounds. The prop­erty also fea­tures a 1996-built, three-bed­room man­ager’s res­i­dence on a sep­a­rate ti­tle with its own road frontage.

About 10ha of the prop­erty has es­tab­lished sauvi­gnon blanc, chardon­nay and ries­ling grapevines. The rest of the prop­erty is un­du­lat­ing arable land.

‘‘It is a le­git­i­mate pri­mary pro­duc­tion prop­erty be­cause of the in­come it can gen­er­ate,’’ the ven­dors say.

‘‘We have great mem­o­ries from win­ning awards from the vine­yards and pro­duc­ing top-qual­ity beef cat­tle.’’

The ven­dors say it has been a priv­i­lege to en­joy and im­prove Cobbs Hill.

‘‘For a while af­ter we bought it, we had our chil­dren liv­ing there and it was a great place for chil­dren,’’ they say.

‘‘We’ve had the same joy out of our grand­chil­dren com­ing to the prop­erty.

‘‘We’ll miss liv­ing in that kind of space and such a glo­ri­ous environment.
