KENS­ING­TON GAR­DENS is a quiet area that is full of trees and other green­ery, yet close to so many ameni­ties, Tom He­hir says. ‘‘I liked the fact that it is a green area that is close to ev­ery­thing but quiet at the same time,’’ he says.

‘‘It was the leafy sub­urb and close prox­im­ity to Kens­ing­ton Gar­dens Re­serve as well.’’

Mr He­hir, who is sell­ing his Bri­ga­low Ave, Kens­ing­ton Gar­dens, prop­erty, says he had en­joyed liv­ing in the area since 2009 due to the neigh­bours.

‘‘The peo­ple who live in the area are very nice,’’ he says.

‘‘There is hardly any traf­fic there so it is al­ways quiet, and at the same time we are only 100m from The Pa­rade.’’

There are a lot of fam­i­lies that live in the area, and Mr He­hir says there are quite a few schools nearby as well.

‘‘Our lit­tle daugh­ter goes to Loreto, so it is nice and handy to that, and Pem­broke is close, and Nor­wood Mo­ri­alta, which is at­trac­tive to peo­ple as well,’’ Mr He­hir says.

In­for­ma­tion from RP Data and the Aus­tralian Bureau of Sta­tis­tics shows that Kens­ing­ton Gar­dens mea­sures 1sq km, with one park cov­er­ing nearly 14 per cent of its area.

The me­dian sale price for houses in Septem­ber was $565,000, which is less than the $711,000 for the City of Burn­side coun­cil area.

The me­dian price for units is $405,000, which is more than the $356,375 for the coun­cil area.

Toop&Toop sales con­sul­tant Marie Brus, who is sell­ing Mr He­hir’s prop­erty, says Kens­ing­ton Gar­dens is one of the most tightly-held sub­urbs, with prop­er­ties only oc­ca­sion­ally com­ing on the mar­ket.

‘‘It is an area that does not come up of­ten,’’ she says.

‘‘Peo­ple are queu­ing up to get in be­fore I get there for open in­spec­tions.’’

She says the area tends to be most pop­u­lar with fam­i­lies.

‘‘It has great schools and pub­lic trans­port, it is just a great place to raise your kids,’’ she says.

‘‘It is a real fam­ily-ori­en­tated area, there is lots of land tra­di­tion­ally and a great mix of char­ac­ter homes and mod­ern homes.

‘‘But of course the hub of the area is Kens­ing­ton Gar­dens Re­serve, so you have child­care cen­tres there, ten­nis courts, an ad­ven­ture play­ground — it is very kid-friendly.’’
