Great place to bring up kids
KENSINGTON GARDENS is a quiet area that is full of trees and other greenery, yet close to so many amenities, Tom Hehir says. ‘‘I liked the fact that it is a green area that is close to everything but quiet at the same time,’’ he says.
‘‘It was the leafy suburb and close proximity to Kensington Gardens Reserve as well.’’
Mr Hehir, who is selling his Brigalow Ave, Kensington Gardens, property, says he had enjoyed living in the area since 2009 due to the neighbours.
‘‘The people who live in the area are very nice,’’ he says.
‘‘There is hardly any traffic there so it is always quiet, and at the same time we are only 100m from The Parade.’’
There are a lot of families that live in the area, and Mr Hehir says there are quite a few schools nearby as well.
‘‘Our little daughter goes to Loreto, so it is nice and handy to that, and Pembroke is close, and Norwood Morialta, which is attractive to people as well,’’ Mr Hehir says.
Information from RP Data and the Australian Bureau of Statistics shows that Kensington Gardens measures 1sq km, with one park covering nearly 14 per cent of its area.
The median sale price for houses in September was $565,000, which is less than the $711,000 for the City of Burnside council area.
The median price for units is $405,000, which is more than the $356,375 for the council area.
Toop&Toop sales consultant Marie Brus, who is selling Mr Hehir’s property, says Kensington Gardens is one of the most tightly-held suburbs, with properties only occasionally coming on the market.
‘‘It is an area that does not come up often,’’ she says.
‘‘People are queuing up to get in before I get there for open inspections.’’
She says the area tends to be most popular with families.
‘‘It has great schools and public transport, it is just a great place to raise your kids,’’ she says.
‘‘It is a real family-orientated area, there is lots of land traditionally and a great mix of character homes and modern homes.
‘‘But of course the hub of the area is Kensington Gardens Reserve, so you have childcare centres there, tennis courts, an adventure playground — it is very kid-friendly.’’
