ALARGE part of the ap­peal of liv­ing at Maw­son Lakes is the lake it­self, Paul Verma says. ‘‘It is a beau­ti­ful house...I liked its prox­im­ity to the lake,’’ he says. ‘‘We used to live in Greenacres, we liked Maw­son Lakes for the tran­quil­lity.

‘‘There are al­ways people walk­ing around the lake, its fan­tas­tic.’’

Mr Verma, who is sell­ing his fourbed­room two-storey Maw­son Lakes Boule­vard property, says it would be ideal for some­one look­ing for a house that they could rent out a room, as the sec­ond storey has a bed­room and a kitchen, and its own en­trance.

‘‘There is a sep­a­rate ac­cess to the room up­stairs, so it is flex­i­ble from that point of view, it is not a stan­dard house,’’ he says.

‘‘It has got lots of win­dows and has a view over the lake from the three bed­rooms and the room up­stairs.’’

He says there is pub­lic trans­port eas­ily ac­ces­si­ble from the home, with a bus run­ning nearby.

‘‘The train sta­tion be­ing there is a big bonus, and the park nearby has chil­dren’s play equip­ment, it is a very fam­ily cen­tric sort of area,’’ Mr Verma says.

In­for­ma­tion from RP Data and the Aus­tralian Bureau of Sta­tis­tics shows that Maw­son Lakes is 6sq km and has a pop­u­la­tion of 10,867.

The me­dian sale price for houses in Fe­bru­ary was $460,000, which is more than the $310,500 for the Sal­is­bury coun­cil area.

The me­dian price for units is $343,950, which is more than the $235,000 for the coun­cil area.

Har­ris Real Es­tate sales con­sul­tant Linda Baker, who is sell­ing Mr Verma’s home, says of Maw­son Lakes: ‘‘It is a fan­tas­tic sub­urb, it is not that far from the city but it has its own whole en­vi­ron­ment where ev­ery­thing is avail­able,’’ she says.

‘‘It has restaurants, good shops, won­der­ful uni­ver­si­ties, lots of high qual­ity in­dus­tries and lots of lovely, well-de­signed, tree-lined streets.’’

She says fam­i­lies are at­tracted to the area and people love liv­ing near the lake.

‘‘There are ex­ec­u­tive-style fam­i­lies, people that want a life­style that is healthy and vi­brant,’’ she says.
