ALARGE part of the appeal of living at Mawson Lakes is the lake itself, Paul Verma says. ‘‘It is a beautiful house...I liked its proximity to the lake,’’ he says. ‘‘We used to live in Greenacres, we liked Mawson Lakes for the tranquillity.

‘‘There are always people walking around the lake, its fantastic.’’

Mr Verma, who is selling his fourbedroom two-storey Mawson Lakes Boulevard property, says it would be ideal for someone looking for a house that they could rent out a room, as the second storey has a bedroom and a kitchen, and its own entrance.

‘‘There is a separate access to the room upstairs, so it is flexible from that point of view, it is not a standard house,’’ he says.

‘‘It has got lots of windows and has a view over the lake from the three bedrooms and the room upstairs.’’

He says there is public transport easily accessible from the home, with a bus running nearby.

‘‘The train station being there is a big bonus, and the park nearby has children’s play equipment, it is a very family centric sort of area,’’ Mr Verma says.

Information from RP Data and the Australian Bureau of Statistics shows that Mawson Lakes is 6sq km and has a population of 10,867.

The median sale price for houses in February was $460,000, which is more than the $310,500 for the Salisbury council area.

The median price for units is $343,950, which is more than the $235,000 for the council area.

Harris Real Estate sales consultant Linda Baker, who is selling Mr Verma’s home, says of Mawson Lakes: ‘‘It is a fantastic suburb, it is not that far from the city but it has its own whole environment where everything is available,’’ she says.

‘‘It has restaurants, good shops, wonderful universities, lots of high quality industries and lots of lovely, well-designed, tree-lined streets.’’

She says families are attracted to the area and people love living near the lake.

‘‘There are executive-style families, people that want a lifestyle that is healthy and vibrant,’’ she says.
