Stylish property ideal for medical operators

BUSINESSES seeking a bit of traditional charm and character won’t be able to go past this Queenslander-style commercial office suite.

Knight Frank Cairns is selling 347-349 Sheridan St, Cairns North, a freestanding, two-storey property with 20m of frontage to one of Cairns’s busiest roads.

“This site provides plenty of visibility to passing traffic and the property also has the benefit of a pylon sign,” agent Rob Macfarlane said.

“The property has plenty of charm, with the Queenslander style and white picket fence across the front and matching entry foyers.

“The total building area is approximately 370sq m and is made up of four tenancy areas, two of which are currently leased.

“There is around 120sq m on the ground floor which is vacant and would be attractive to an owner-operator looking to purchase and have the benefit of collecting rent from the other tenanted areas.”

Due to the location on Sheridan St and proximity to the hospital precinct, the site would be ideal for a medical or health-related operator, Mr Macfarlane said.

“The current tenants are also health-related,” he said.

“The property also has plenty of customer parking on site with easy access from Sheridan St.”

Innate Natural Health Clinic is a naturopathic clinic on the property specialising in services of naturopathy, iridology, food intolerance testing, blood analysis, nutrition, meal planning, remedial massage and infra-red sauna therapy.

Practitioners treat digestive disorders, hormonal imbalances and infertility, stress and anxiety, adrenal and thyroid dysfunction, food intolerances and allergies, immune concerns, metabolic syndrome and diabetes and skin conditions.

Gemstone Natural Therapies owner Gemma Dustin is also a tenant and offers Emmett technique and remedial massage services.

The registered nurse and clinical educator has also taught anatomy and physiology.

Her personal experience with lower back pain led her to start the business.

Health is a major employer in Cairns.

The quarterly Conus Trend Industry Jobs data for May showed although jobs in the health care sector dropped by 1600, the number employed in the various fields remained about 2000 – above its level of three years ago.

Significant gains were also noted in education and training (+2800), construction (+2400) and information and media (+1900).

This site comes onto the market about a month after 280-286 Sheridan St, the former home of Cairns North’s Bendigo Bank branch.

The bank has opened in a new space not far away at 129 Sheridan St.
