Pest and building checks very important

We've recently spoken about the importance of doing your due diligence before being locked into any contracts to purchase.

Not only is it prudent that you carry out a building and pest inspection on any property you are looking to purchase, it is a good way to ensure you are getting the property you are paying for and if there are any unforeseen building faults or termite issues you can rescind the contract or re-negotiate a fair price.

Building and pest is made up of two different components, while you can get one person to do both jobs, we would recommend you get a specialist in their respective field. Ideally you are looking for someone reputable that has been servicing the area for a minimum of five years.

When selecting a building and pest inspector ask around for recommenda­tions independen­t from the selling agent to ensure you are getting the right advice. It is important you select someone that reports directly back to you and not the selling agent, remember the selling agent works for the seller.

Come inspection day, it i worth your while to attend with the building and pest inspectors as it is a great opportunit­y for you to express any concerns and for them to talk you through any grey areas that might be a little hard to understand.

If purchasing at auction bear in mind that building and pest needs to be done prior to auction day as you are purchasing under “as is’’ conditions, which means there is no turning back if you find a defect afterwards. If purchasing by way of private treaty you will need ensure that you have a building and pest clause included in the contract.
