Building and pest is made up of two different components, while you can get one person to do both jobs, we would recommend you get a specialist in their respective field. Ideally you are looking for someone reputable that has been servicing the area for a minimum of five years.
When selecting a building and pest inspector ask around for recommendations independent from the selling agent to ensure you are getting the right advice. It is important you select someone that reports directly back to you and not the selling agent, remember the selling agent works for the seller.
Come inspection day, it i worth your while to attend with the building and pest inspectors as it is a great opportunity for you to express any concerns and for them to talk you through any grey areas that might be a little hard to understand.
If purchasing at auction bear in mind that building and pest needs to be done prior to auction day as you are purchasing under “as is’’ conditions, which means there is no turning back if you find a defect afterwards. If purchasing by way of private treaty you will need ensure that you have a building and pest clause included in the contract.
