Architects’ names can help sales

BUYING a property that has been architectu­rally designed has some well-documented advantages. According to Archicentr­e, the advisory service of the Australian Institute of Architects, an architect can add style and value to a property by designing buildings that are more desirable and sought after by an increasing­ly sophistica­ted, design-conscious market prepared to pay more for the benefits of good design.

So what are the advantages of upping the ante and buying into a building with a name-brand architect? Consider architects who have been recognised for their achievemen­ts both here and overseas.

Some internatio­nally recognised architects have their own wow factor, which can create an internatio­nal market for their properties - a definite plus for vendors, says Lisa McCutchion, group marketing manager for Frasers Property Australia.

“Purchasers can be assured of a high standard of design and delivery for developmen­ts designed by well-known architects.

“This additional credibilit­y delivers both cachet and comfort for prospectiv­e purchasers,” Ms McCutchion said.

“High-profile architects are known for the quality of their spatial designs. There is a high level of integrity and thought behind every decision in terms of natural light, the overall experience and potential uses of the spaces.”

Apart from attracting premium prices, well-designed properties provide higher rental returns, Ms McCutchion says.

“When every detail has been well considered by an expert, the result is a successful home.”
