Rare site on CBD eastern fringe

-

A RARE 1416sq m development site, only 500 metres from the city’s central business district, will be auctioned by LJ Hooker Commercial on June 3.

With a 20-metre street frontage, the property at 3 Aubigny St, offers a future buyer a mixed-use opportunity in the city’s tightly held eastern fringe.

Subject to council approval, the site’s mixed-use zoning has the potential to carry an eight-storey development under the Toowoomba Regional Council Planning Scheme.

LJ Hooker Commercial Toowoomba managing director and selling agent Mike Stewart said the site fell from the front to the rear, enhancing its development potential.

“It really is a blank canvas, and large sites such as this so close to the CBD are going to become harder to find,” said Mr Stewart.

“Across three titles, this is a significant opportunity at a point when Toowoomba’s infrastructure investment, economic growth and lifestyle allure is making an impression in Brisbane and interstate as well.

“Its proximity to the CBD and mixed-use zoning allows a wide array of visions for the future buyer.

“Public parking in nearby Hume St adds to the viability of a commercial component on the site.”

The site currently hosts a three-bedroom, one-bathroom house with a single garage.

“There’s the option of a moderate holding income on the site while a development application is made, or the home could be modified for a small business operation.”

The property will be auctioned on-site on Friday, June 3, at 11am.
