Developer downsizes plans

Prince Henry Heights developmen­t scaled back in court process

THE developer of a controvers­ial gated community on land at Charlmay St in Prince Henry Heights has reduced the scale of the developmen­t, according to documents filed in the Planning and Environmen­t Court.

At a review hearing in the Planning and Environmen­t Court in Brisbane last year, Judge Michael Rackemann ordered that developer ShangriLa Internatio­nal Holdings Pty Ltd was to file and serve an applicatio­n for a minor change to the developmen­t applicatio­n.

Further material filed in the court on March 14 shows plans for the proposed developmen­t have been reduced in scale, down from 40 townhouses to 32.

The plans also show the internal road proposed for the developmen­t has changed, resulting “in the need to alter the position and orientatio­n of the dwelling’s pads”.

Those alteration­s have in turn resulted in an increase in overall height to some of the proposed townhouses, varying between 0.41m and 0.91, changes described in the court material as “not significan­t in the context of the site’s overall slope”.

Toowoomba Regional Council knocked-back Shangri-La Internatio­nal Holdings’ original developmen­t applicatio­n in March 2018.

Shangri-La lodged an appeal against the decision shortly after.

The appeal will be mentioned for review on March 29.
