Just the remedy for inner-city warehouse

AN INNER-city warehouse has been transforme­d into a specialist medical precinct with expansion potential.

Owned and developed by private family company GGG, the Bowen Hills Medical Specialist Centre at 16 Thompson St is 70 per cent occupied, with the future possibilit­y of expanding into adjoining properties.

The medical centre is home to BrizBrain & Spine, Queensland

X-Ray, QSMC, Fortus Health and The Newro Foundation after deals struck by Richard Barram.

GGG representa­tive Christian Ganim said the tenants were “synergisti­c”.

“They each bring their own specialist expertise to the centre,” he said.

“We are also finalising a contract with a pain management specialist to come on board who further adds to the medical specialist offering already available on site.”

Owned by GGG since 1999, the 4000sq m warehouse was leased by Telstra and then Careers Australia Group which moved out in late 2017, Mr Ganim said the search for a single tenant for the whole property “proved too difficult”.

“It was probably vacant for about 18 months and then we were approached by BrizBrain & Spine who showed strong interest in the site because of the location and car parking,” he said.

“That was the catalyst that gave us the confidence to move forward and create a multitenan­ted medical facility.

“We’re very proud of what we have achieved and what our tenants have created in terms of their unique fit-outs, essentiall­y within a warehouse setting now converted into an innovative and functional medical precinct.”

Mr Ganim said GGG also owned the adjoining sites.

“Our focus is to secure tenants for the rest of the building but we would like to build on what we’ve done and potentiall­y expand one day on either side,” he said.

Mr Barram said the Bowen Hills Medical Specialist Centre was born out of discussion­s with leading neurosurge­ons from the BrizBrain & Spine group.

“This concept has been driven by the need to provide Brisbane with more premium patient care facilities and a central hub for medical specialist to work within,” Mr Barram said.
