A small community south of Toowoomba looks set to get more housing for elderly residents and people with disabiliti­es as part of a proposed developmen­t by the town’s hospital service.

Applicant Clifton Community Health Services has lodged plans with the Toowoomba Regional Council for the second stage of its ongoing Vedette Villas on Neville Rd in Clifton.

The proposal is next door to the Clifton Co-Op Hospital, which is run by the CCHS.

It marks the most significan­t step in the project since the first villas were built nearly 40 years ago, with 13 new units planned.

According to the report by Gaskell Planning Consultant­s, the new stage would be broken into two parts that include a set of 10 one and two-bedroom dwellings for independen­t living and social housing.

Two one-bedroom staff accommodat­ion sites and a three-bedroom unit for families form the balance of the Clifton Community Health Services proposal.

“Stage one (of) Vedette Villas relates to the existing developmen­t on the subject land that currently include eight self-contained units, which provide independen­t living facilities for seniors and people living with a disability,” the report said.

“Stage one was constructe­d over the eastern portion of the subject land in 1986.

“The proposed developmen­t will provide an extension to this important community service through the establishm­ent of an additional 13 dwellings.

“The villas’ design takes into account the prevailing weather conditions in Clifton, which experience­s cold winters and hot summers and will maximise passive heating and cooling opportunit­ies.

“The units have been designed for universal accessibil­ity, catering to seniors and individual­s with disabiliti­es, particular­ly in terms of easy-grade access.”

Concrete footpaths have been proposed to connect the new villas to the hospital.

“This connection will help improve active transport connectivi­ty between the proposed facility and the hospital,” the planning report said.

“Ample pedestrian pathways will be provided to ensure that both tenants and visitors can access each villa’s entrance without leaving the hard stand.”

The developmen­t is code assessable, meaning a public notificati­on campaign is not required.

The council has yet to respond to the applicatio­n with an informatio­n request.
