Owner oc­cu­piers back in Bris­bane mar­ket

Three bed­room apart­ments an­nounced as owner-oc­cu­pier de­mand strength­ens.

THE sec­ond of only five Sky Homes has sold at the iconic Al­bion Mill Vil­lage in Bris­bane’s in­ner north. The de­mand from the owner oc­cu­pier mar­ket re­mains strong and is steadily in­creas­ing.

The sky home fin­ishes are all to pen­t­house stan­dard– this in­cludes stone bench tops, Miele ap­pli­ances, mir­ror splash­backs, de­signer tap wear, full height fea­ture mosaic tiling in bath­rooms and gloss 2-pac kitchens with soft close join­ery. In a typ­i­cal Sky Home floor plan the mas­ter bed­room has floor to ceil­ing win­dows fac­ing Bris­bane’s spec­tac­u­lar city sky­line; there’s a large free stand­ing bath, fully tiled en­suite, walk-in wardrobe with makeup ta­ble and sep­a­rate shoe stor­age, and built in mir­rored wardrobes in all bed­rooms.

The fi­nal three sky homes are now avail­able from $1.269 mil­lion. They boast per­fect South East­erly as­pects and are spa­ciously sized from 140sqm up­wards and in­cludes base­ment car parks.

FKP’s Gary Kordic, Ex­ec­u­tive Gen­eral Man­ager De­vel­op­ments Queens­land said de­mand was driv­ing the devel­op­ment. “All of the pen­t­houses sold out in the first six months of be­ing on the mar­ket and we have now also sold two cus­tom-cre­ated Sky Homes.

Be­cause of this de­mand, we have also worked very closely with our de­sign-and-con­struct team to be able to cre­ate a lim­ited num­ber new 3 bed roomed con­fig­u­ra­tions to suit the mar­ket and are priced from only $689, 000,” he said.

Works are ex­pected to be­gin on­site on The Hud­son, Stage 1 of the $330 mil­lion Al­bion Mill Vil­lage in early 2014, with the in­creas­ing de­mand from lo­cal buy­ers and the owner-oc­cu­pier mar­ket.

“The in­creas­ing con­stant de­mand for larger con­fig­u­ra­tions is a great re­flec­tion of the strength of the owner-oc­cu­pier mar­ket here in Bris­bane,” he said.

“For so long Bris­bane buy­ers have been lim­ited to smaller apart­ments – de­signs which com­pro­mise live­abil­ity for price. In re­al­ity, the buyer of 2013/14 is look­ing for smart use of space and live­able de­sign,” he said. “Buy­ers want to have flex­i­bil­ity with their in­vest­ment should cir­cum­stances change, so they can buy as an in­vest­ment, or an owner-oc­cu­pier. With high qual­ity fin­ishes and a flex­i­ble de­sign, Al­bion Mill Vil­lage has come into its own.”

The $330 mil­lion Al­bion Mill Vil­lage devel­op­ment site spans 7,336sqm across two sites in­clud­ing the his­toric flour mill and ad­join­ing site. The Hud­son is the first stage of the Al­bion Mill Vil­lage mas­ter­plan, and will be a con­tem­po­rary ur­ban devel­op­ment fea­tur­ing 140 spa­cious one, two and three bed­room apart­ments plus The Hud­son Suite with views.
