Owner occupiers back in Brisbane market
Three bedroom apartments announced as owner-occupier demand strengthens.
THE second of only five Sky Homes has sold at the iconic Albion Mill Village in Brisbane’s inner north. The demand from the owner occupier market remains strong and is steadily increasing.
The sky home finishes are all to penthouse standard– this includes stone bench tops, Miele appliances, mirror splashbacks, designer tap wear, full height feature mosaic tiling in bathrooms and gloss 2-pac kitchens with soft close joinery. In a typical Sky Home floor plan the master bedroom has floor to ceiling windows facing Brisbane’s spectacular city skyline; there’s a large free standing bath, fully tiled ensuite, walk-in wardrobe with makeup table and separate shoe storage, and built in mirrored wardrobes in all bedrooms.
The final three sky homes are now available from $1.269 million. They boast perfect South Easterly aspects and are spaciously sized from 140sqm upwards and includes basement car parks.
FKP’s Gary Kordic, Executive General Manager Developments Queensland said demand was driving the development. “All of the penthouses sold out in the first six months of being on the market and we have now also sold two custom-created Sky Homes.
Because of this demand, we have also worked very closely with our design-and-construct team to be able to create a limited number new 3 bed roomed configurations to suit the market and are priced from only $689, 000,” he said.
Works are expected to begin onsite on The Hudson, Stage 1 of the $330 million Albion Mill Village in early 2014, with the increasing demand from local buyers and the owner-occupier market.
“The increasing constant demand for larger configurations is a great reflection of the strength of the owner-occupier market here in Brisbane,” he said.
“For so long Brisbane buyers have been limited to smaller apartments – designs which compromise liveability for price. In reality, the buyer of 2013/14 is looking for smart use of space and liveable design,” he said. “Buyers want to have flexibility with their investment should circumstances change, so they can buy as an investment, or an owner-occupier. With high quality finishes and a flexible design, Albion Mill Village has come into its own.”
“Without doubt demand for the threebedroom apartments at Albion Mill is from the owner-occupier, and the majority are local Brisbane residents looking to downsize with style.”
He said the heritage-driven, transit oriented development had found its niche. “This development appeals to discerning buyers – it is a once-in-a-lifetime development, paying homage to the history of the site as the famous Flour Mill and transforming it through innovative design into one of the city’s most contemporary multi-use urban developments, a flagship for modern living,” he said.
The $330 million Albion Mill Village development site spans 7,336sqm across two sites including the historic flour mill and adjoining site. The Hudson is the first stage of the Albion Mill Village masterplan, and will be a contemporary urban development featuring 140 spacious one, two and three bedroom apartments plus The Hudson Suite with views.
Bryce O’Connor, Regional Sales Manager at 360 Project Marketing for the development said overwhelmingly the appeal was the vision – the masterplan. “The Albion Mill Village Masterplan is the clincher – buyers are immediately excited and engaged; they know their apartment is not just a number in a tower, it’s an apartment with incredible amenity, wonderful transport options, and fantastic design, all based in the heart of a village,” he said.
With iconic mixed use projects such as Aerial in Melbourne (completed late 2013) and Luxe in Sydney and Gasworks and The Milton Residences in Brisbane under construction, FKP is well positioned to take advantage of cyclical property markets in all States.
