A BOU­TIQUE com­plex of six apart­ments and a town­house is ex­pected to be com­pleted early next year.

The project, at 88 Alder­ley Ave, Alder­ley, has res­i­dences priced be­tween $459,000 and $485,000.

Belle Prop­erty Wil­ston res­i­den­tial sales con­sul­tant Daniel McGa­han said con­struc­tion was well un­der way, with full com­ple­tion ex­pected in the mid­dle of Jan­uary 2014.

“In to­tal there are six units and one town­house in this bou­tique com­plex, spread over three lev­els,” Mr McGa­han said.

“The prod­uct mix is all two bed­rooms, two bath­rooms and one-car ac­com­mo­da­tion.

“All of the units have an open-plan de­sign and will be well ap­pointed, with stain­lesssteel ap­pli­ances, split-sys­tem air­con­di­tion­ing through­out, stone bench­tops through­out and video in­ter­com se­cu­rity fromthe com­plex en­trance to each unit.

“The po­si­tion is un­par­al­leled in re­gards to prox­im­ity to pub­lic trans­port, with the Alder­ley train sta­tion and city bound buses lit­er­ally a two-minute walk away, and there are plenty of parks within walk­ing dis­tance, along with bike tracks as well.

“The lo­ca­tion is also sur­rounded by sev­eral shop­ping cen­tres and is only 4.5km from theCBD.

“At this stage two units have al­ready sold and, with the com­ple­tion date only a month away, we are re­ceiv­ing strong in­quiry lev­els from­first-home buy­ers look­ing to take ad­van­tage of the FirstHome Own­ers Grant and also in­vestors, who are plac­ing a strong em­pha­sis on the lo­ca­tion.

“This is due to it be­ing so close to QUT Kelvin Grove cam­pus, theRoyal Bris­bane Hos­pi­tal and the Enog­gera army bar­racks, al­low­ing for a high rental re­turn and low va­cancy rates.”
