An in­no­va­tive new project was launched on the mar­ket last month, of­fer­ing 13 new residences in the heart of his­toric Her­ston.

Col­liers In­ter­na­tional as­so­ciate di­rec­tor (res­i­den­tial) Rachel Hut­son, who is mar­ket­ing the project on be­half of de­vel­op­ers En­tion, says the in­quiries since the Septem­ber launch have been “over­whelm­ing”.

“The ma­jor­ity have come from lo­cal down­siz­ers and pro­fes­sional cou­ples who love the area and want to stay lo­cal but, un­til now, haven’t been able to find high-qual­ity new prop­er­ties of this size to suit their needs,” Ms Hut­son said.

“We have sold the crown­ing pent­house for just over $1m, and have re­ceived more than 170 reg­is­tra­tions of in­ter­est on the re­main­ing 12 prop­er­ties that we’re cur­rently work­ing through.

“We ex­pect that these will sell quickly due to the unique­ness of the prop­er­ties.”

Ms Hut­son said Sparc Ar­chi­tects had de­signed Ciel Residences, which would de­liver nine apart­ment residences and four modern Queenslander ter­races.

“They are de­signed to ref­er­ence the tra­di­tional Queenslander home, cel­e­brat­ing fea­tures such as weath­er­boards and ver­ti­cal join with gen­er­ous spa­ces and sim­ple, clean lines soft­ened by the use of tim­ber and nat­u­ral stone,” she said.

“These prop­er­ties are so unique in their com­po­si­tion and lo­ca­tion that it’s hard to nar­row it down to just one thing that sets them apart from oth­ers.

“There’s noth­ing else like this on the mar­ket, and cer­tainly not in this area at the mo­ment.”

Ms Hut­son said if she had to pick just one thing that stood out above other new projects com­ing onto the mar­ket, it would be the size.

“The av­er­age size of the apart­ments is 170sq m, well above the av­er­age for a three­bed­room apart­ment,” she said.

“It was im­por­tant to the de­vel­op­ers, En­tion, in de­sign­ing the apart­ments, that they catered to real peo­ple and how they live, with gen­er­ous spa­ces, plenty of nat­u­ral light and stor­age through­out, and two car parks for each.

“The ter­races are also very large – each over 200sq m in­ter­nally – to­talling over 280sq m, on av­er­age.”

Ms Hut­son said En­tion re­cently com­pleted the luxury Emyrean apart­ments at Wooloowin and had de­vel­oped a sig­na­ture style of de­liv­er­ing over­sized floor plans and us­ing high­end ma­te­ri­als cre­ated from nat­u­ral el­e­ments. “Each of the luxury apart­ments within Ciel

Residences is sin­gu­lar in its de­sign, from the sprawl­ing home­like court­yard apart­ments to the crown­ing pent­house, with gen­er­ous spa­ces and clean, modern lines fram­ing leafy north­east fac­ing views,” she said.

Ciel Residences has nine apart­ments and four Queenslander ter­races, which are de­signed to ref­er­ence the tra­di­tional Queenslander home.
