To the left of the en­trance­way is the large liv­ing and din­ing area, ad­ja­cent to the kitchen which is fin­ished in gran­ite with tim­ber ap­point­ments and comes com­plete with stain­less steel ap­pli­ances. A gran­ite is­land bench also fea­tures here, sep­a­rat­ing the cook­ing space from the ac­com­pa­ny­ing fam­ily room.

“The out­doors is the area we’d spend 80 per cent of our time be­cause of the shut­ters and the like, we’ve got the full use of that area and it backs on to the kitchen area.”

To the right of the foyer is the sleep­ing quar­ters, with the main bed­room over­look­ing the water fea­ture and en­joy­ing a walk-through wardrobe.

Two other bed­rooms in­clude built-in wardrobes and slid­ing doors open­ing to a shared court­yard.

A mod­ern bath­room with shower and a laun­dry are also in this part of the house.

“It’s re­ally a quiet and nice area of New Farm. There are not a lot of apart­ments around this area and it doesn’t have the high­rises go­ing in in New­stead,” he said.

“It’s a great place to have friends over and re­lax, it’s so close to the fa­cil­i­ties – we’ve got the Ci­tyCat stop out­side the back door, bus ser­vices out­side the front door, it’s close to Merthyr Vil­lage and the Pow­er­house and there’s the River­walk back into the city.

“The fa­cil­i­ties are just great.”
